The small yet well equipped double room was clean and tidy. The evening carvery was excellent value. Breakfast was likewise excellent with plenty of choice. The bar was open when we finished work at 2330hrs and was a welcome sight for a quick drink before bed. All in all, a friendly welcoming Inn.
No gym facilities. Otherwise, a really enjoyable stay.

Shower pressure is great and warm so great. The bed was comfortable and linen was clean. Bus stop at the hotel with multiple bus lines bringing you to the city centre in 15-20 minutes.
But; The room was not clean (floor, mirrors, wall etc), teacups were not clean, dust collected on top of things. After complaint, they vacuumed and cleaned some areas, but not everything was clean. The personel was very nice and tried their best to improve the stay. Little to no space to put personal items in the bathroom. Little to no space to put your suitcase. There is a desk with a chair, but you can't sit comfortably behind it because the space between the desk and the bed is too tight. (and I am a thin person). Breakfast has some options, but many is of poor quality. (for example, bacon was dry and tough). Unfortunatly I would recommend to eat out. We asked for a quiet room, but were placed above the car drive-through. We were woken up every morning between 5.30-6 by either trash collection or delivery. Especially the delivery was annoying as it took 30-45 minutes.

It is located on the outskirts of Edinburgh, but since we had a car, it was convenient, as it offered parking, and with the bus, which stops right in front of the hotel, we could easily get to downtown. Key cards allow for easy access for the guests. As it has a restaurant attached, it was convenient to have drinks or dinner right at the guesthouse.
The room was quite small and faced the street. But the traffic at night was not so bad.

Everything. From the room to the staff. We had the family room and was plenty room very clean fresh towels daily beds made daily.
Can not rate the staff highly enough always lovely with us and the kids. Food is amazing too

We came to see il divo at edinburgh castle. The staff at the Toby were exceptional. Nothing was too much trouble. I felt unwell when we arrived. Once the manager found out, he immediately got the housekeeping staff to get our room ready straight away. They were all so kind. Food ( breakfast & dinner) was great. Bus stop is directly outside. Easy to get to the city centre. We can't wait to come back again next year. Thanks again

The staff are extremely friendly.
Location is good
I didn't like that I couldn't open the window more than 1inch and because of the unusual hot weather, the room was very hot during they night.
