The bed was very comfortable,shower great and the room was clean. Parking and a restaurant attached at a reasonable price. Not to far away from centre of Edinburgh, bus just outside or £10 uber ride.
We had an extremely long walk to our room and quite a few stairs. We have a light luggage bag which we transfer clothing in for a night, so it wasn’t bad. It could be tedious if you plan to lug big suitcases ,if your room is at the end of the hotel. Ceiling was low on one side of bed , had to be careful getting out of bed.

Good location, parking at rear. On multiple bus routes into the city. Mostly a food venue so not too much pub noise at night. Very clean. Huge bed. Compact rooms but comfortable.
Food was repetitive but plentiful. If you like Yorkshire Puds for breakfast, then you'll be grand.

Decor was lovely. Downstairs bar and restaurant nice. Room was comfortable. Check in staff very helpful
Room small. Shower really tight and had a 2 huge shower heads which were hard to use in a tight space.
Breakfast staff rude when I asked about a drink. Was told I hadn’t even paid for it yet!!! Was not happy about that. I explained I was staying in the hotel and then she was very nice.

Perfectly acceptable room. Very clean and comfortable. Nice to get plain well cooked food after eating at somewhat up market restaurants for a few days! The staff were friendly and efficient. Breakfast was lovely and plenty of choice.
Bus stop right outside with buses into Edinburgh centre every few minutes.
Would have been nice to have cereals laid out and perhaps fruit and yogurt available but feel sure the staff would have provided if we had asked.

Room was clean and spacious. Bed was comfortable. Staff friendly (but see below). Food OK.
- During 3 nights of staying, I asked only once to tidy up the room which for some reason never happened. Two attempts were made to convince me. 1) To blame me that I forgot to remove "Do Not Disturb" door hanger which was not true and 2) Room attendant was not able to get in due to issues with the key card / door lock which I never had issues with. Finally, I was offered a free dinner or drinks or breakfast which I neither accepted as I already had dinner + drinks and breakfast was included in the stay. I didn't like the fact that those two attempts were made to bullshit me. The staff could simply have said sorry our room attendant forgot. Anyhow, we were given fresh towels and a toilet paper roll. Happy days.
- Lack of vegetables for breakfast. Actually, no vegetables at all.
- Bathroom needs attention: no toilet brush, sink taps a bit loose (if more pressure applied would rotate about vertical axis). Soap / shower gel and shampoo needs to be next to each other for ease when one takes a shower without the need to reach the sink on the other side of the bathroom for a soap.

Amazing location with easy access into the centre. Quick check in process and the room was spotlessly clean. Will use this as a base for future trips to Edinburgh.

Loved location. Buses every 20 minutes, 24hrs a day. Excellent breakfast and evening roast meal. Staff are all fabulous, friendly and informative. A big thanks to our cleaner. Lovely lady who gave us good local advice.
Definitely use toby inn again.
Room 210 Window. Hardly opens. Stuffy. And completely frosted over. Gave no view out at all. Felt claustrophobic.

Having a private parking was convenient, and the location is also convenient to reach the airport or the center by bus. The staff is very kind and welcoming.
The room is not spacious, hard to stay in with two suitcases open. The heat shelf was covered with the dust of decades. The shower tub panel is too short, so everything ime you have a shower you flood the bathroom. The restaurant was disappointing. I don’t know if it is the standard for Toby carvery, but it was everything but succulent. The meat was spongy and dry and the slices were transparent. My first slice was so thin than broke at half the piece, and the completion of it counted for the second slice!! I thought the chef was joking, but that was it. I think I got no more than 40 grams of meat on 3 slices. The vegetables had no taste at all. The staff is exceptionally kind and welcoming, so we didn’t complain, but it was a delusion anyway.
