Friendly staff, great location, super clean and fresh smelling, quiet rooms, delicious food and a wide variety in the continental breakfast. They take waste prevention measures, good value in all.

Breakfast was fantastic, it was so good I spoke to other guests about it. And I loved the artistic impression made as soon as you entered a room, including the lift. I especially loved to wee bird painted on the ceiling in our room.
The floor could have been moped before we arrived, or while we stayed, twas a little dirty.

Great location. Hotel was close to many activities and right in downtown Edinburgh
The property was very expensive for the room received. It was during Tattoo and Fringe, so all properties were more, but we seemed to pay - through Booking.com - one of the highest prices. We were told that booking short term was the most expensive, but through Booking.com it was even more.

Excellent location, just beside the tram line. Walking distance to lots of attractions.
Rooms were clean, modern, and comfortable . Staff were really friendly and helpful.

The continental Breakfast was amazing and a great selection to choose from.
Staff were excellent.
Queen room was comfortable and we enjoyed the air con too. On suite was excellent.
Overall I would stay here again if and when we visit Edinburgh, this was for our 16th wedding anniversary.

It was a great base convenient to Princes St , and the Old Town public transport and hop on off bus routes.Breakfast was very good...and they stored our bags until the evening .

The design of the shower cubicle -difficult to describe but water went everywhere!
Noise from outside the hotel - there were some concerts on in the evening and these could be heard
The breakfasts - organisation a bit haphazard and very busy, tables not cleaned promptly oh
