Excellent location, beautiful lobby, excellent breakfast.
Tricky lifts - didnt work properly; very slow; everyone fed up with trying to use the room card as instructed by Reception yet the doors would open and shut twice before eventually starting; then doing random stops to floors where nobody would wait for it. Not to mention that at peak times, one of the two lifts was permanently out of order. On 03 Dec, breakfast was chaotic: only 1 staff on the floor, no cups or plates available, items of food ran out & guests had to ask frequently for replenishing; dirty dishes piling up on ours&other tables. Weird breakfast operation; pretty disorganised!

Very central to everything, the staff were very nice and friendly.Comfortable bed and nice clean room and lovely toiletries a nice touch.
The room was quite small and quite a bit of noise from outside as we were at the back of the building. We were also next to the lift which was also noisy.The breakfast although very nice could have a better set up very chaotic.

The location was spot on for our needs. Central for most sites. In a nice quiet square. Convenient for Princess Street. Goerge street and the Royal mile easy to get to the continental breakfast was good. Even though I would have liked the choice of a cooked breakfast. We also liked the quirkiness of the hotel
We had a quiet room. Maybe a bit on the small size.
Only had 1 lift working due to maintenance on the other lift.

Excellent location , friendly staff, helpful and professional . Food and bar great. Room comfortable, clean with nice toiletries
Price of £700 B&B was expensive, but around Christmas time of year, so all prices hiked. Rooms are very small, good they have high ceiling’s otherwise would have felt very claustrophobic. Very small open cupboard as a wardrobe, no drawers , just shelf’s. Great for a weekend, but enough room for a large suitcase or lots of clothing.
