Location was fantastic enough out of the hustle and bustle but still close to walk to main attractions and areas.
I paid 1300+ for two nights mainly for the view. Ended up with a not very special room with a okay view mainly blocked by another building. The room was detailed as “the works” but they only thing different to the other rooms was the view.
The breakfast was missing some key items in my mind, no bacon , sausage or potato cakes. And breakfast was busy no matter what time you went down, most of the time people were struggling to find a table.

This hotel locates very close to the Old Town of Edinburgh and the Edinburgh Train Station. We could have walked from the train station to this hotel if I were familiar with the route. The room was quite big even with one additional bed, we can easily handle our two 28-inch suitcases at the same time. The balcony was definitely a plus for the room. This room was also very quiet, I could hear no more than birds singing in the morning. There are quite some good restaurants within 5 minutes walk, and there are a few big shopping malls around. It's indeed a good place to stay in Edinburgh.
The hot water in the bathroom could be stronger.

Location was great! We took a bus from Inverness and were dropped off a block away! The interior design was fresh and fun. The breakfast was very good. The bathroom was quite pretty!
The room was tight. It would be nice to have 2 chairs-one for each guest. The flow of traffic in the breakfast/bar area was problematic- it felt very congested even if we went early before it got crowded.

Very centrally situated for walking throughout the city.
Bedroom EXTREMELY small. Shower capacity was suit a slim teenager!! Although the shower appliances were terrific.

Good choice of food at breakfast, covering all types of diet. Very good bathroom suitable for all, including wheelchair users. Air con and free WiFi, with tea and coffee and biscuits in each room. Goodlocation for Princess Street and Old Town. 24/7 reception.

I booked 2 rooms here for 3 nights in July. The hotel and rooms were clean. No issues with the sheets, bed, pillows or towels. There was a separate knob just for temperature control for the shower which was amazing. However the hot/cold water from the bathroom tap was a bit fiddly. Room is fully air-conditioned, which is a nice plus. Mostly not needed as the weather was not too hot even in July. There are wall sockets near both sides of the bed.
Toiletries are available on request. The breakfast spread was ok: full English, a variety of cheeses, coffee machine, some fresh fruit, haggis etc. The front door is locked after 6pm, but you can swipe the room card to unlock it.
The hotel is right next to St.Andrew square and a 10 min walk from Waverly station, although it's uphill from the station. Dean village, Calton hill, the royal mile etc. are all within walking distance. However the terrain is not flat so be prepared to walk up and down hills.
Only a minor inconvenience, there is no room service, you have to pick up your food from the restaurant at the lobby level.
