The only good thing about this hotel is location everything else was abysmal!
Our room was filthy, huge wet stain on carpet, bathroom stunk so badly we'd to cover our faces to use the shower, there was no air con, only one bedside table... Staff were unhelpful, when we asked for an extra pillow they refused pillow cases to cover them! I was assured safe gluten free options.. That didn't happen! The view was looking straight into other rooms.. I've stayed in dozens hotels all over the world and this is at best a very poor hostel but charges top dollar, £500pn!!! Do yourself a favor, do not stay here!

Great central location for Edinburgh festival. Breakfast was good value although choices were limited (eggs were scrambled only and no porridge available). The late bar was good and the staff were friendly and helpful. The room itself was basic but we would consider coming back for the location near the royal mile.
Our room (101) was facing the street so although it was good to have the view, it was very noisy during the festival with street performers right outside the window during the day and shouting festival goers until the early hours of the morning. We would have liked to close the window but the room was very hot (no AC) even though the weather was fairly cool.

The staff were friendly and accommodating. On the first night, after a long drive to Edinburgh, I couldn’t sleep for most of the night due to noise outside. The shower room wasn’t very good either. When i showed, the water spread across the floor and pooled by the toilet. When I mentioned this to staff, they were helpful and provided me with another room the following day.
The breakfast was disappointing, and the rooms felt dated and in need of refurbishment.

Great location and the hotel staff are very helpful. One of the best aspects of the hotel really is the location. We also liked the rooms. They fit our needs well and we were very happy with our stay.
The windows in the rooms don't open as there are a double set of windows to block the sound (they work great). It was a little warm but not too bad (it was on the hotter side for Scotland when we were visiting). It would be nice to be able to open the windows a bit but overall a minor issue.

Clean and great location
Very poor temperature control. Windows barely opened so room was incredibly hot and no way to cool down. Awful smell from the air on/heating unit. One pillow each and couldn’t get hold of any staff for hours so had to go to reception at 1am to ask for a fan. Still no reply from staff 24 hours later. Staff were very friendly but too busy to help.
Very expensive for very very basic amenities, not even a fan or mini fridge.

24 hour front desk staff. Drink coupons for hotel bar, nice breakfast offerings, locked front doors after 8:00pm - needed room key to enter.
Seems a rotating group of homeless hang out in the square right in front of hotel, drinking, yelling and fighting with each other all day. Clearly not the hotel’s fault, just a bit unnerving. As night came, had to keep windows closed, even on 3rd floor, to not hear them yelling at each other.
