I really appreciated the hotel’s location —it is absolutely excellent and very convenient for exploring Edinburgh. Being within walking distance of key attractions made my stay much easier and more enjoyable. The room itself was comfortable and generally pleasant. The bed was comfortable, and the overall atmosphere inside the room was fine for a short stay. I also appreciated having a city view, which added a nice touch to the experience.
Overall, the biggest advantage of this hotel is definitely its prime location.
While the location of the hotel is excellent, unfortunately, the overall condition of the property did not meet my expectations. The main issue was cleanliness, particularly in the entrance area and lobby. There was a noticeable unpleasant smell that resembled sewage and stale sweat. It seemed as though the odor was coming from the carpets and decorative artificial flowers, which also appeared dusty. The first impression upon entering the hotel was not pleasant. The room itself was acceptable and comfortable, but there was a practical inconvenience. I booked a room for two people with a city view; however, the wardrobe was extremely small it could barely fit two jackets. With two suitcases, there was no proper space to unpack clothes, which made the stay less comfortable, as most of our belongings had to remain inside the luggage. With better attention to cleanliness and more practical storage solutions in the rooms, the experience could be significantly improved.

Excellent location (right across Waverley train station, close to the Royal Mile, Calton Hill, Edinburgh Castle, a mall, etc.) Comfortable bed. Complimentary snacks (crisps and shortbread cookies) replenished daily.
It's a 200-yr old hotel so it would be better with thicker walls as I can hear the people in the other room, albeit faintly. Reception is on the 2nd floor and you cannot use the lift if you don't have the room key yet, There's usually a personnel on the 1st floor but when I arrived, around 11am, there was no one there. Good thing I decided not to bring my huge luggage.

Location couldn't be better. Literally across the street from the train station (Waverly). Walking distance to Royal Mile and situated just at the edge of New Town. Nice breakfast.

Room was spacious, and the views from the window are magnificent. Hotel was very easy to get to from the Edinburgh Waverley station. Breakfast is available upon request however I did not opt for breakfast. I booked the King Suite with City View and it did not disappoint. I could also view the fireworks from Edinburgh castle for the military tattoo they had during my stay.
As it is on the main road, expect street noise to be heard from your room.

Room was clean, in excellent condition, and a great size for a couple. The location of the hotel is fantastic, close to all the major points of interest and popular neighborhoods in Edinburgh. Staff is friendly and welcoming; we arrived early, before our room was ready, and they were able to hold our luggage so we could spend time exploring the city while waiting.
Unfortunately we had a noisy room. Overlooked a back alley with a bar, trash bins and construction. Windows seemed to be thin and allowed all noise to clearly make its way into the room -- which isn't great at midnight while trying to recover from jet lag. Thankfully we had packed earplugs, which blocked most of the noise.
