Location couldn't be better. Literally across the street from the train station (Waverly). Walking distance to Royal Mile and situated just at the edge of New Town. Nice breakfast.

Room was spacious, and the views from the window are magnificent. Hotel was very easy to get to from the Edinburgh Waverley station. Breakfast is available upon request however I did not opt for breakfast. I booked the King Suite with City View and it did not disappoint. I could also view the fireworks from Edinburgh castle for the military tattoo they had during my stay.
As it is on the main road, expect street noise to be heard from your room.

Room was clean, in excellent condition, and a great size for a couple. The location of the hotel is fantastic, close to all the major points of interest and popular neighborhoods in Edinburgh. Staff is friendly and welcoming; we arrived early, before our room was ready, and they were able to hold our luggage so we could spend time exploring the city while waiting.
Unfortunately we had a noisy room. Overlooked a back alley with a bar, trash bins and construction. Windows seemed to be thin and allowed all noise to clearly make its way into the room -- which isn't great at midnight while trying to recover from jet lag. Thankfully we had packed earplugs, which blocked most of the noise.

The location is on Princess Street, just across from the train station, and very close to Blch Sheep Coffee.
The hotel building is a bit old, and if you book specific rooms, you will need to climb a few stairs to get to them because the elevators don't reach them

Breakfast staff was surly and quarreling with each other. Ignored customer's needs. Entertaining to watch them destroy ambiance for all in room. Clearly not good for business.
Paid double the going rate by going through Booking. Never again.

nice little boutique hotel right on Princes Street downtown and central. rooms are small but still exude luxe. It's really above my pay grade, so i stay there on arrival in EDI and on departure.
its a little pricey for the room size.
