Disappointing
The property is in a decent location, within 5 min walk to nice shopping mall and within 8-10 min walk to Waverly train station and Old Town. The staff are pleasant and professional. Overall the property is on a reasonably quiet street and even with the tram right outside there was not much street noise.
We booked 2 premium king rooms, guys in one room, girls in the other; asked for connecting if possible. When we arrived, we got rooms 206 and 308. These rooms are not only on different floors, they were vastly different sizes and room layouts, with 206 around 300sqft and 308 around 220 sqft. The manager on duty was pleasant and professional but her explanation was puzzling, that because it is a boutique, none of the rooms are same sized or same layout, and said the smaller room should be quieter, but both faced the street. The next day, we complained to the manager about this and she was gracious enough to let us switch to a room adjacent to 206, with a better layout but a smaller bed (NOT a king bed). She insisted that this adjacent room was also a premium king room. That may be, but the room was still smaller (about 260 sqft) and with a smaller bed. We decided to switch because the room layout was better and the rooms were across from each other, but the rooms were not equivalent in any way. What’s more, the adjacent room faced away from the street but was actually noisier because there was a large motor outside the room that would vibrate the windows. Uncertain if our complaints were heard but what was weird is that the better room got a New Years gift of a chocolate bar, and the worse room got a gift of prosecco and a cookie. A nice gesture but so weird that even the gifts for each room were vastly different. The better room was very nice for the girls; the worse room was actually quite unpleasant for the guys.
In summary, I would want other customers to know in advance that each room could be very different based on it being a boutique hotel; this was not clearly stated so while the manager and staff have nothing to do with how the rooms are described, IHG I think engaged in fraudulent advertising. The rooms should be clearly rated at different prices based on measured square footage and bed size. This is just basic hotel business. I think booking.

Good location
AVOID IN NO WAY 4* stayed in this property in December 2024 so planned a return visit in December 2025 wish we hadn’t of bothered.
Acknowledged by staff the hotel is dated and just about to undergo a 60 room refurbishment. Not fit for purpose in the current guise.
So to summarise the 4* facilities.
*either freezing cold or boiling hot room no in between or ability to control the AC as it didn’t work. Or open a window as this didn’t work.
*detrimental TV which switched itself off after 5 minutes of use.
*Sellotape holding up damaged wall paper
*missing shower screen in bathroom no attempt to fix or rectify resulting in soaking wet bathroom upon using shower.
*damage to lamination on shelving unit likely due to water damage from previous guests not having a shower door.
*extremely noisy room due to location next to staff cleaning office and kitchen. Slamming doors disrupting sleep from 6am
*light right outside of the basement window which could have been turned off in later hours. Noticeable even once the curtains were closed.
*shoddy repair work on the tiles and generally throughout the room.
*damage to walls around the room and strange mirror being installed to cover damage right above the bed which again left an easy feeling as this stuck out like a sore thumb on the blue wall papered walls.
All of which has been shown in the photos attached. Addressed all issues with staff during stay and was simply told to email concerns as this will help in facilitating the refurbishments.

Excellent location, generous room although A/C not working, quiet, cosy bar, luggage services were free
The A/C wasn't working so no heat or cool, but they did loan us a fan heater. In room fridge turned out to be a cooler

Wonderful
Very nice hotel, conveniently located, clean, up to date, functional, quiet.
There are two Hotel Indigos in Edinburgh and the two could be better distinguished from one another, especially on navigation apps.

Disappointing
After enjoying the boutique style decor in Bath we chose Hotel Indigo in Edinburgh. Loved the decor in the main part of hotel and lovely scent as you walk like Bath. The staff were lovely on the whole and helpful when we raised issues. Breakfast was fabulous and a lot of quality food to choose from. The hotel helped store our bags after check out so that we could be bag free for the day as we had a late flight
Unfortunately the room did not meet expectations like the rest of the hotel and other Hotel Indigos we have stayed in. We stayed in room 102 and it was probably one of the dirtiest rooms we have stayed in taking into account the price of the room and how the rest of the hotel is presented. The shower tray contained shower scum in the corners containing hair from a previous occupant. This was sorted by reception staff when raised and cleaned whilst we were out. It was also very dusty and there was hair from previous occupants on the mats placed at the side of the bed which I could not bear to look at and chose to ignore by pushing it under the bed. It was thick with dust on each level of the bed board above our heads. I don’t think any member of the cleaning team has thought to wipe those down in a very long time. Also dust around the lampshades. The bed was really hard and uncomfortable and the pillows were pretty gutless. I have slept on better mattresses in a 3 star. However when I asked for extra pillows these were promptly provided by staff, which helped. It just did not provide that boutique luxury feel like the rest of the hotel does which was a huge shame.
