Wonderful
The staff were incredibly amazing. I always felt like my needs were taken care of. Also, the breakfast was delicious, and the property is incredibly close to public transportation. I also liked that it’s very quiet.
It was very hot in Edinburgh when I stayed there. My room was on the third floor, and the temperature in the room exceeded 30°C for several days. It was quite unbearable to return to the room on those days.

This place is absolutely magnificent , had an absolute dream for 4 days , Kevin and his family were incredible hosts , nothing was a problem and so helpful any time of the day , the breakfast that was served was absolutely spot on , everything fresh and hot as it reached the table , it certainly wasn’t my last visit here , thank you all so much

Amazing home cooked breakfast. Kevin was the consumate host. The beds were so comfortable and location was perfect.
The stairs with a heavy bag was a challenge but Kevin offered to help. No real issue when you consider all the other positives and there are ground floor apartments we could have chosen

The service was phenomenal, the room extremely cozy, the breakfast was delicious!
The best place we stayed during our vacation.
The only bad part was that due to our tight schedule, we only stayed one night.
It felt like being home, the level of hospitality was great!

I absolutely loved my stay here! The property is excellent and in a fantastic location, making it so easy to explore. It has the charm of an old Scottish home, with plenty of character, yet still feels modern and comfortable. The stairs between floors added to the charm for me—it gave the place a unique and special feel rather than being a standard hotel. A perfect balance of history and comfort. Highly recommend!

Great place, comfortable and clean room, nice bar and breakfast area, very good breakfast, friendly and helpful hosts, near bus routes that take you into city centre.
Very steep stairs to get to rooms on first floor, so was very thankful for the help getting my bags carried up. If you have mobility issues definitely see if a ground floor room is available.

The owner is extremely friendly and welcoming. The hotel is very comfortable and it includes a lovely home cooked breakfast. The building itself is beautiful and very convenient to several bus routes into Edinburgh, about a 15- 20 minute journey. The buses are very frequent during the day, we never waited more than a few minutes and there is a night service too.

From the moment we walked into the front door and were greeted by Kevin (he and Susan are the owners), we felt comfortable. We have been traveling extensively for years in Europe and now we are spending 35 days in the UK. He carried all of our luggage to our room because of my recent hip replacement. This has to be one of the most charming places we’ve ever stayed in.
The breakfast was amazing. They had items you could serve yourself and also order from the menu with a large selection. They were very helpful with directions. We also never had a problem with the street parking.
The location was great. About a 5 minute walk to the bus stop or if you prefer, about 15 to 20 minute walk to city center. We would recommend this charming hotel to anyone especially our family and friends.

The staff were wonderful: kind, friendly and helpful. The breakfast was fantastic. The room was comfortable and clean. The hotel has an old style but it’s clean. It takes 30 minutes to walk into central Edinburgh, or there is a bus just outside. Even closer to Arthur’s Seat.
Nothing, it was great. No regrets booking this place.

It was clean and charming and in a quiet neighborhood but very close to the bus and an easy walk or cab ride to all attractions n Edinbrough. The staff were very friendly and accommodating. The breakfasts were wonderful. We would highly recommend!

The hosts Kevin and Sue were amazing and the extra staff were great too, even the dog, was an added bonus. They went over and above there expected rolls as hosts. We would stay there again when we return to Edinburgh. The breakfast were a welcome start to anyones day and variety great.
