A lovely guest house with an exceptional host, comfortable beds, and a sweet garden. The hostess had our rooms ready for an early arrival, gave us a full overview of city highlights, bus and restaurant recommendations and offered her phone number in case we needed assistance while out and about.
I’ve stayed in several guest houses in the neighborhood and the level of hospitality here is incredible!
In terms of location, there are several bus stops close by, a well stocked minimart across the road and a friendly coffee place just down the street.

The room was a double and two twins, plenty of room to spread out and a bow window making the space light-filled. The bathroom was pristine with everything one could need. Maggie worked through the map and bus routes with us, so we were all set for 3 days of Edinburgh adventure. Truly, truly, we would stay nowhere else. Hope "next time" comes soon.

Kate the host was very nice and helpful. Room was very clean and the location was good.
Room was small. No breakfast or common room to enjoy. Towels and sheets we're not as soft as I would expect from an establishment like this.

Wonderful experience!
Extremly attentive and kind host! We got all the information we needed on arriving. Our room was beatifully decorated, confortable and welcoming.
It was very easy to move around with public transport and the host helped us enormously with her tips.
We would love to come back in the future!

The staff were kind and gave me detailed directions to the center of town.
Check-in and check-out were easy.
The interior was so beautiful. It's very clean.
And, I didn't mind noises.
There are plenty of amenities, including tea and cookies.
It's also convenient that tap water was in the room.

Warm welcome and lots of useful information about getting around Edinburgh. We were accommodated in a beautiful room which was nicely furnished and exceptionally clean as was the whole property. Very quiet and comfortable stay and easy parking on a nearby street.

Our host was amazing . She gave us plenty of advice on Edinburgh and what busses to get and where to go . Very accommodating. Made our stay feel very homely . The property is immaculate and so ideal for where it is . Shop opposite great for breakfast . The decor is immaculate . Room was spotless and very spacious . Would definitely return here in the future . Thankyou !

Gracious property with elegant furnishings. Very comfortable great location bus lines run within eight minutes to the center. Kate and Maggie are fabulous people you’ll feel at home.
