Exceptionally friendly and helpful staff especially since I had lost my handbag. They did everything to assist me with this stressful situation.

Very Good
The location was excellent, the staff friendly and helpful. The bathroom clean with adequate towels.
There was no ramp to roll the luggage. To get to the elevator required going through a heavy door, making it awkward if your hands were full. The room was TINY, obviously a suite divided in two to accommodate more customers. The switch by the bed didn't work and had to be round off by the bathroom.

Disappointing
The location essentially, really nothing else.
Poor breakfast, tiny room not possible to move a leg, almost no window..terrible.

Breakfast it was the worst experience. Unclean tables, no cup for coffee, no enough food, no clean glasses. Staff ignoring guests, no one in charge as the hotel staff said is separated administration. Don't pay for worse breakfast of UK.

The location is excellent because you are slightly out of the hubbub of Edinburgh but able to reach most things by public transport. It has very nice modern rooms. The variety of restaurants and pubs within walking distance is good. The proximity to Haymarket train station makes life very easy.
The breakfast is in the pub next door which is a condensed buffet arrangement. This has its pros and cons; probably the biggest negative is decent coffee.

Overall, we had a pleasant stay. The location was definitely one of the biggest positives, particularly when travelling in by plane, as the train station is directly outside the hotel and makes getting into the city centre very easy.
We actually walked into the centre each day, which took around 30 minutes and was a nice way to explore. There were also plenty of restaurants, bars and pubs nearby, which was convenient when we wanted to grab a quick bite to eat.
The staff were friendly and helpful, and while the stay was nothing particularly exceptional, it was a perfectly adequate and convenient base for exploring the area.
Unfortunately, for the price we paid, we felt the hotel was quite underwhelming and didn’t quite offer the value we were expecting.
There were areas throughout the hotel that could have been cleaner and better maintained, with noticeable staining on some of the sofas and carpets. The rooms were also extremely small, and the bed felt particularly cramped for two people. The bathroom was clean, which was a positive, but again very limited in space.
Another issue was the lack of soundproofing. We could hear the cleaners starting early in the morning and moving around between rooms, with quite a lot of noise coming through. We appreciate that some of this is unavoidable and not necessarily the hotel’s fault, but the rooms offered very little insulation from noise from staff and other guests.
Overall, we probably wouldn’t have been as critical of these smaller details if the price had been lower. Given the cost of the stay, however, we expected a higher standard and unfortunately felt it didn’t quite justify the price.

The location was good and the breakfast was good.
The bed was comfortable but the bedroom was very small, it measured about 2x3m, no room for a wardrobe, drawers or table so clothes has to stay in the suitcase. I had paid extra for a window in the room but there was no opening on it. With the room being so small it was very warm, no window to open and the remote for the air conditioning was missing.

The breakfast was nice. The staff were excellent and informative and helpful. I found the cosy room booked was too hot!! Unable to increase air conditioning and make colder. The reception staff managed to sort it out but spent the first night uncomfortable!
The air conditioner (see above) also found the room very small! Not enough room to walk round the bed. The room was however clean and had some nice touches.
