Disappointing
The location of the hotel was very central & the room was ok in size for Edinburgh
The reception area was very small with no real space for guests to sit. The breakfast next door in the pub was not a pleasant place to have breakfast. The buffet was very limited & the hot food very average - considering the high cost of this hotel during the Edinburgh festival I felt very disappointed.

Very enjoyable stay. Nice stuff, cosy room. Despite the location and time (Grassmarket and Fringe) the room was pretty quiet. We could keep all the windows closed because the air conditioning was working well.
The breakfast at Biddy Mulligans was very good.
Just a few minor things. The floor creaks annoyingly, the bed is quite close to the wall, so it's was not that convenient (not a big deal though)

Lift sounded iffy , had to crouch down to get in/out of bed and entrance mat looked disgusting, as though 40,000 people had stepped on it .

The location was great! The bed was super comfortable and even though there was a lot glimmer on right outside the windows, we didn’t hear a thing.

Rooms, beds, room floor creakiness, airconditioner performance ( cooling performance is terrible )
No lifts to all flats ( difficult to carry luggages to rooms which are 3rd floor )
