Perfect location!! Can walk to all attractions, restaurants and cafe’s. Comfortable and clean rooms, friendly staff.
I heard guests in another room quite loudly, but only because rooms were across from each other and facing windows were open.

Nice and new. Had AC and a lift too. Our room was spacious and had a refrigerator.
Our room was above the pub so it was very noisy. They should provide ear plugs for guests in that room. Other than that, we enjoyed the property.

Wonderful
The location is unbeatable, and even though I was there at a very busy time with many crowds outside, the room was good and soundproof. My room was smaller but well designed and outfitted with all essentials. Staff were friendly and helpful too.
I hung the sign for my room to be cleaned one day but it was not done.

Disappointing
The location of the hotel was very central & the room was ok in size for Edinburgh
The reception area was very small with no real space for guests to sit. The breakfast next door in the pub was not a pleasant place to have breakfast. The buffet was very limited & the hot food very average - considering the high cost of this hotel during the Edinburgh festival I felt very disappointed.

Very enjoyable stay. Nice stuff, cosy room. Despite the location and time (Grassmarket and Fringe) the room was pretty quiet. We could keep all the windows closed because the air conditioning was working well.
The breakfast at Biddy Mulligans was very good.
Just a few minor things. The floor creaks annoyingly, the bed is quite close to the wall, so it's was not that convenient (not a big deal though)
