Wonderful
The location can't be beat! So close to all the main attractions. The staff was very attentive and friendly. The breakfast was very good. The staff was friendly and accomadating.
The bed mattress was too hard and the bed was a full and not a queen. There were close to 10 steps from the street to the lobby making it difficult to haul luggage into the hotel to get to the elevator. The temperature in the rooms was several degrees warmer than the corridors making sleeping challenging but understandable as the summer heat cannot be avoided. The hotel did provide a fan that made a huge improvement

The property was in great location.
Water station provided for refilling.
We had constant noise outside the room until past 00:00, room was extremely dark, no towel drying rail, no decent shower gel, no shampoo or conditioner provided. The toilet is so close to the wall ,while using it always catching toilet roll. The view outside the window not pleasant. For the amount of money we paid it’s definitely not meeting 4 star hotel description . Very disappointing.

- Easy to get to from the station and good access to multiple modes of transportation
- Centrally located so lots of activities/restaurants that can be accessed by a short walk
- Room was quite spacious and clean
- Helpful and welcoming staff
- Wish it had AC but thankfully it was not that hot during the night I stayed there

Location wise this is at a comfortable walking distance from the center and close to the tram. YOu can simply hop on to the tram from the airport to get here.
breakfast is not served on the property but across the street in a restaurant called Rabble. The team at Rabble are great but the breakfast is limited. Anything extra (like milk in coffee) cost you +2pounds etc.
Room - bed is small and not suitable for 2 adults. As is always there is no air con, or heater or fan in the romm. We got a room in between 2 buildings. So even when we opened the window for some fresh air it was of no great use.

Lovely hotel...more like a guest house than a proper hotel.
Great location and given the prices that weekend in Edinburgh it was reasonable value.
Rooms were brutally hot. Yes, I know that AC is not a good investment for somewhere like Edinburgh but still....the fan the receptionist gave us wouldn't cool a fly let alone a human.
Room swapped out the next day and slightly less roasting.

Perfect location in the city center
For a 4 star hotel I was expecting better facilities (no hooks for the towels, no A/C, no electrical plug by the bed) and a more friendly staff (they did not even look up form the desk when we would enter or leave the lobby, which we did several times a day).

The location for the city centre was great. Walking distance to all the action but tucked away enough that it was quiet. The room was very standard but pleasant enough for the night. Great central location and place to drop luggage and head out.
On arrival the receptionist was rude and unwelcoming. She didn't say 'hello' but simply requested my id. Didn't give me my information back just put it on the counter. No smile or warmth at all.
There is a lobby area wich is pleasant enough but no water available in that space and it would benefit from a tea and coffee station in there to make it more welcoming.

Very Good
The location was fantastic. We could easily walk to all the places we wanted to see and also to great dining options. The check in service was really wonderful (so helpful & friendly) and thank goodness they had a lift in the building! Another big bonus was the ability to store our luggage after we had checked out of the room. Thank you so much for providing that convenience to your guests!
We stayed at this property during our 1st night traveling within the U.K, so we were a bit jet lagged, however the fact that the floors were incredibly creaky, made it difficult to sleep through the night while people were passing by our room, in addition to hearing the dozens of very loud people come out of the pub across the street at 3 am right below our window didn't help either.
