Great location, very friendly staffs
Facilities are old and wearing off... not worth for money, there are cleaner hotels nearby

I selected this hotel to spend time in Edinburgh celebrating my Mom's 60th birthday. The room was by far the nice place I've ever stayed. The view and location were amazing! The staff were helpful and kind. I appreciate the the effort they put into making our stay and special occasion unforgettable.
It was perfect!

Fair
The location is fantastic
We stayed 5 nights and paid approx USD500 a night so its reasonable to have high expectations. Unfortunately the hotel staff and maintenance failed to meet them.
We're senior citizens and I had messaged ahead of time to request a room on the floor with elevator and a walk-in shower. The hotel assured me in writing that it would be no problem.
Sep 6: During check in, I repeated my request and again was assured it was done. We were assigned room 610. When we took our luggage up to the 6th floor, we found that we had to walk down about 10 steps to get to our room despite my repeated request. I went back to reception to request a change but the front desk staff simply went up with me and helped with the luggage. We were too tired to argue.
When we used the shower that night, we discovered the door could not be closed tightly - there was a one inch gap between it and the frame from top to bottom because the door was sagging from it hinge. We reported it immediately but as it was already very late at night and it was a Saturday, we were told the maintenance workers would fix the door on Monday. We accepted it.
Sep 8: Monday night we returned to the room to find the shower door still not fixed. We called the front desk, and they promised to get it done on Tuesday.
Sep 9: Tuesday night, shower door was still not fixed. Again we complained but the front desk staff did not seem to even know about the problem.
Sep 10: Wednesday evening, shower door still not fixed. This time, the front desk told us a story about having no control outside contractors.
During the 5 days, the hotel never once pro-actively updated us but we had to constantly ask the front desk about the status of the problem. The communication between staff was very poor as each time we complained we had to repeat the whole story.
The room itself was run down, the wardrobe and kitchen cabinet doors had no soft closing mechanism and they slam loudly when closing.

Wonderful
The rooms are a good size. Its a good location with only a 15 minute walk to the centre of town. They have a laundry onsite which is great if you have previously been travelling and want to do some washing. Staff were excellent and very helpful.
We stayed previously a couple of days before and were on the 3rd floor (this is the floor you enter from the street) and it was great; this time we were on the 7th floor however the lift only goes to the 6th floor which means you have to carry your bags up a flight of stairs and a reasonable walk to the room.

Location
Room was subterranean/and next to a very busy walkway - so unbelievably noisy - had to ask to move to a higher floor

Great location which is the reason we booked the hotel. Right on the Royal Mile and so many shops to look at and different places to eat at.

Location is perfect. Staff couldn't have been nicer, especially the housekeepers. Wonderful.
Having laundry facilities is a big plus for me. I travel a lot and having a laundry is rare and I will remember that next visit
Room was small not really what you could call twin beds but it's the heart of Edinburgh so understandable..

Amazing location walkable to everything. Bed was comfortable and clean and perfect for what I was looking for. The shower and soaps provided were great too! They have free laundry on the bottom floor which was nice. Even with a window it wasn’t too noisy and I slept perfectly.
The rooms were a bit dated and a giant flat screen TV in front of my window view didn’t seem necessary if I was paying a higher amount for a “city view” - why put a big TV in front of that view? - plus some of the wires on the TV were going into the floor and were loose. It would be nice if there was an easier way to make coffee too but not a big deal. Hallways were hot at times but rooms were nice and cool! I don’t really have any real complaints, I enjoyed my stay despite these things.

Location, clean
Not much room to put bags and move in room or to sit. Not really a kitchen just a tea and coffee station. Hotel room not an apartment as advertised.

The location is excellent, staff are friendly and helpful especially the lady at the reception during the day but we forgot to ask her name. She always had the time to tell us the best places to visit which helped us enjoy our stay.
Pillows… they’re good pillows but if you use two they’re too high, and if you use one, too low, not enough!

Very Good
I had a very nice very quiet room on the 6th floor - with views out over the city to the east.
The room was lovely - I have stayed several times before and the rooms are always a very good standard.
BIG comfy bed with lovely linen, very good shower (which leaked a lot when in use!). Good big TV.
I asked for the room to be cleaned every day, and it was - but you have to ASK with the sign on the door.
I find the breakfast situation frustrating, and really NOT good enough for this hotel. They do NOT do a cooked breakfast, although there were warm hard-boiled eggs sitting there in egg-cups! You get hot water from a steaming boiling tap to make tea! VERY limited fruit selection. I'm sure many guests would appreciate the option of a good varied menu of cooked breakfasts, especially in colder months! I know I would.
