I stayed with my wife for almost a week and I can only praise this place. The guesthouse is very comfortable, well-located, clean, and well-organized. The complimentary breakfast is very good, with tea, coffee, or milk, plus the typical Scottish caramel chocolate. The full breakfast, although paid separately, is wonderful: a traditional Scottish breakfast, very well prepared and extremely tasty.
The hosts were simply amazing, always attentive, polite, and ready to help with anything. They were very patient, especially since I don’t speak English, and always waited calmly while I translated everything using Google Translate. This care truly made a difference in our experience.
I highly recommend it and would definitely stay here again.

The bed was comfortable, the bathroom was excellent, it was warm.
It is a 5 minutes walk from Leith walk and a bit further to the tram stop. There is a bus stop right out front which will take you into the centre of town and is very frequent.
We did hear a little bit of noise during the night from upstairs.
We did feel that some areas such as the lounge were off limits, it appears to be a mix of permanent guests and short term guests which we were.
We do feel it is a bit over priced.

Lovely spacious room, full of character. Very comfortable bed. Great bathroom and powerful shower. I enjoyed the chaise-long! Lots of cupboard/wardrobe if you want to unpack. Staff very friendly and accommodating. I did not have breakfast but the staff made me coffee in a huge cafetiere with gorgeous shortbread, which was a great start to the day. I loved the little brownies/shortbread/flapjacks in the hall, which were delicious.
To be nitpicking: I could not switch the main lights off from the bed, and the bedside lamps were not powerful enough to read by. So I could not read in bed, which I love doing. This did not spoil the overall experience, but maybe something to change when there's an opportunity to do so.

We stayed at this hotel during our trip to Edinburgh and had a very positive experience. The location is really convenient: it’s close to the Dryden Street stop for bus number 11, which takes you easily into the city centre in just a few minutes.
The staff was extremely welcoming and always available to offer helpful advice and suggestions on what to see and where to eat, making our stay even more enjoyable.
The room was comfortable, clean, and well-maintained. We stayed on the top floor, and it’s worth noting that the staircase is quite steep with narrow steps. However, the staff kindly offered to help us carry our luggage up, which we really appreciated.
Overall, a great choice for anyone looking for a quiet and well-connected place to stay, with truly excellent customer service.
The price is on the higher side, but prices in Edinburgh in general tend to be quite high, so it’s in line with what you’d expect for the area.
