The hotel's location is perfect for tram or bus connections to the city centre. It is located in a quiet area by Leith waterfront, though, so one has the best of both worlds. There are plenty restaurant options a short walk or tram ride away in Leith Walk.
The only minor issue was that the lift mechanisms are showing their age and cause a rumbling which is sometimes audible in the rooms. It was not a problem late at night as the lifts are not used so much.

Convenient location: close to shopping centres, about 15 minutes by car from Edinburgh city centre, and relatively close to the airport
• Good option if you are travelling by car
• Parking available at a reasonable price (although it could ideally be free)
• Staff were polite, friendly, and did their best to help
Breakfast was very limited in variety and below expectations
• Poor management: long waiting times for the main lift at the entrance
• There is another lift at the end of the corridor, but it is not clearly signposted
• Room size was too small for four people — more suitable for two
• Sofa bed was very uncomfortable
• Bed sheets were not changed during our 3-night stay
• No telephone or bottled water in the room (at least in our case), which is a significant drawback
• Due to these issues, we decided to leave one day early and did not use our final night

Although not very close to the city center, we thought the area is quite nice and well connected with tram very close to the hotel.
Our room layout was not proper for a family room. The sofa bed was in front of the entry door door, which technically made impossible to go from the double bed to the bathroom when it was open! We stayed at other holiday inns and the sofa bed is located near the window, which makes much more sense since the double bed is shorter and won’t be in the way. Also - the staff do not seem to know / agree on hotel rules and make them up according to their own minds. At the other holiday inns, they have clear guidance on where guests can sit with dogs for breakfast, and we know them very well. At this one, we were told on the first day that we had to have breakfast at the lobby holding our plates without a proper table! I insisted with the question but the guy said that “he would rather not have a dog in the breakfast area”. On the second day, another person was at front desk and when we asked, he pointed us to an area allocated to guests with pets. It was really frustrating to say the least.

Decent bedroom but small. Clean hotel. Nice staff. Decent location.
Buffet breakfast was lacking both mornings 15mins before cut off and was average busy. Felt like team/hotel weren't bothered about guests who arrived in the last 30mins before breakfast close. Had to ask staff for baked beans, sausages, bacon etc. Other guests doing the same. Also no teaspoons, no juice glasses etc. Pretty poor really and was both mornings.

Breakfast was very good and more than enough to start the day. The location was great, right next to the tram and bus stations.
With an open sofa, it's true that the room wasn't very comfortable because it limited your freedom of movement.
