Location is close to the tram line plus bus to city centre is also taken from a closeby location
Poor housekeeping conditions. We were there for 3 nights. No one vacuums, no one cleans the room. The carpet hasn't been cleaned in ages. Room sizes are tiny. The sofa bed is horrible. Makes noises throughout the night even if you move 1 cm. Bed sheets are dirty. Overall housekeep is of very bad quality

Great location, great staff and a lovely clean room.
Breakfast was a shambles. Greasy or rock hard hash-browns, bacon that was cooked on top but when the rasher was unfolded the fat was almost raw (not a great food safety plus). Even though they say it’s ‘free’ it’s obviously included in the rates. Seems the cheapest food service provisions used - tasteless bread and eggs and awful coffee.
Didn’t bother the second day. When you’re paying £200/night or more for a weekend nights stay you expect something better.
Need to up your game Holiday Inn Express in the food department.
Didn’t try the evening onsite food given issues surrounding breakfast.

Location was good and a bit cut off from the humdrum of the city. The breakfast can have more variety esp the eggs as it was boring to eat the same breakfast every day

Stayed here a few times. Frequent bus/ tram service within 5 minutes walk to city centre. Comfy bed, blackout curtains, great shower & excellent breakfast. £10 to park overnight too. Uber from city centre home at midnight was only £10.

It was clean and the hotel was very close to the tram stop. We easily reached the city center.
The breakfast was very simple and had a classic English breakfast, but it must have been geared towards tourists. Accommodation in Edinburgh is very expensive. It's affordable compared to other hotels, but still expensive considering the facilities.

Great location and the staff were friendly.
Sofa bed was uncomfortable and didn’t make for a good nights sleep. Breakfast room was all about timing and whether you could get a table and then food. One of the lifts wasn’t working, leaving one small lift for use. Rooms were very tight.

Location was good. Though away from city centre, good facility of Tram and Buses. It's near to the sea and Ocean Terminal.
1. Room was darker than required due to less number of lights.
2. The breakfast was same for all the 3 days. I couldn't find anything hot other than tea, coffee

The location couldn't be better, the tram just over the road meant everywhere was on the doorstep
