We liked everything about the hotel. The location was great, a quick walk across the road to the tram to reach the city. The staff were wonderful. The rooms clean and spacious. Ample parking for our car. A good selection for breakfast.

Well located for Leith waterfront and the royal yacht. Comfortable bed. Iron in room, which was helpful. Everything worked.
Breakfast had less range than in some places (eg no fried eggs, only one jam that I could see), though what was there was good. There was no brown bread or croissants by the time I got there.

Breakfast was dismal and disappointing. At 9 am it was ravished and no one replenished yogurt, potatoes, teabags. Fruit was a mess. No bananas, no hot cooked porridge with cinnamon sugar raisins.

The accom was in a good location for going to the HMS Royal Britannia and the local shopping centre. The tram stop was just across the road from the hotel - which made getting into central Edinburgh convenient. Parking available on site for 10 GBP per night (watch where you park though - we got a chip on one of our car doors... not the hotels fault!)
The room was comfortable with the requested cot available in the room on our arrival.
Breakfast was very basic and the food didn't have a lot of flavour. The hash browns tasted like they were from the day before or just not cooked right. Food was well stocked and there was a lot of staff on hand to assist however. It can get really busy after 830am, so try get there early as the breakfast space is quite small when the hotel is busy.

Bed comfortable and the shower worked well. The staff very kindly gave us hot milk both evenings we stayed.
Waitresses with laddered tights or dirty trousers and hair not tied back wiping food debris straight on to unswept floor when clearing tables.
Having to fight for food at the breakfast buffet and staff very slow in replenishing items which had been used up. Food in buffet wasn'twarm, and fruit berry compote was still part frozen. Mouldy oranges in the bowl on Monday morning were still there on Tuesday !
It is very overpriced for an express, budget hotel.
Would recommend staying somewhere else.
