Location was good, 2 minute walk to Royal Britannia and an easy tram ride or walk to heaps of res. Room service ok. Parking is close by. Staff were very polite and helpful.
At the entrance to the Hotel is a smokers disposal tray. Smokers do their thing at the front door so customers have to walk through the smell and untidiness.
Plates at the breakfast set up were dirty, as in not washed properly for the whole 3 days we were there. One toaster was not working at all which put a lot of pressure on the remaining 2.
Shower water was barely hot enough.
Serious mould at the back of our wash basin. Easy to miss, but obviously had been missed for a long time.

Disappointing
Not noisey couldn’t hear any traffic, and the staff were helpful however a lot of issues to be dealt with. The room was clean to the standard it could have been the room needs a little tlc like a lick of paint, new carpets, grout, ect
Very old worn room, a lot of stains on the carpet, a lot marks on the wall and doors had alot of chips and bumps to it probably from suitcases, grout in the bathroom has weird colour spots in it and some was missing, the sink didn’t have a stopper or plug in it that worked and it clearly should have had an I build one that pushed down and it was just missing, travel cot provided hadn’t been wiped down or cleaned in a while, it seemed to just been used and put away so it had a lot of dried milk spray, what I suspected to be spit up and crumbs I wiped out and the sheet put in it was also a double flat sheet that was folded over multiple times which is such a risk and not safe sleep at all, if the hotel doesn’t want to provide sheets for it that is fine you can sleep on it without however make sure the travel cot is clean.

The property was near a bus stop and a tram station.
The breakfast was a little bit disappointing because hot drinks such as Mocha, Latte or Chocolate have only the taste of water. The rest is not too bad.

Lovely helpful staff. Cleanliness of bedding and towels.
Breakfasts was a bonus.
Dove body and handwash.
Housekeeping excellent.
Uncomfortable sofa bed with insufficient covering for the mattress. Springs displaced. No twin beds available. No air vent or extractor facility in the shower room. Strange light fitting and aircon making buzzing noise.
Chairs and sofas in the lounge and breakfast area very scruffy.
Situation of hotel not ideal. No facilities like local shops or restaurants near.

Great location with easy access to the tram which you can take to and from the airport. Easy walking distances to Newhaven and Port of Leith. Friendly helpful staff.
Only one small lift was a little inconvenient at times and there were limited breakfast options for gluten and dairy free.
