Compact rooms , hotel in Leith close to mall and tram
Hotel rooms were very small, breakfast was ok. It is quite a distance from Edinburgh center, we knew that during booking but given the quality of stay and pricing, it definitely wasn’t worth the price. Next time, we will book someplace near Edinburgh city center. Also, our train was canceled from London and the hotel didn’t do anything to accommodate us, we missed night stay and breakfast but were told that we had to pay full price for that night

The location was great. The breakfast was delicious, but crowded. The bathroom was a bit small, but it was clean and everything worked well. Loved having coffees and work space available all day and all night.

Room comfortable and spacious.
Agnes the general manager was a star. Her welcome and explanation of everything at the hotel was exemplary.
Good car parking and good location close to transport into city centre.
Breakfast was a shambles. A family was allowed to play cards noisily at their breakfast table well after they had finished eating.
The hotel bar was inadequate.

The breakfast lacked protein, outside of Scottish breakfast food. I’m not sure what I expected and honestly it wasn’t that bad.

Location is great near to bus and tram terminal for the city access .
Stayed for 2 days the second day they had some hot water tank repair or something going on and they were unable to get it done the same day and obviously you need hot water to shower and stuff but we were never informed about the problem and we had to go to reception and ask about the issue and they offered to give another room key to take shower in the mrng and was told that key will be slid under the door but it never happened had to go ask early mrng again to get one , hot water is basic amenity and we had to deal with it by sacrificing our rest time
