Great breakfast . Great location . Nice bar lounge area with window seating . We checked into our room early so we could change and head out to our event meeting others at 2.30. Which really made our stay fantastic thank you.
Their was a slight bouncy dent in the floor coming out of the bathroom which made us trip up a bit. Maybe a small floor repair to level it.

Location is great. Staff is very nice and helpful.
Had three rooms with three different check ins over a 12 day period. Each room was different, some better than others. Last room was for handicaps - poor designed sink- no reason for a tiny 15" stand alone sink - water everywhere. Toilet was so low- it was actually uncomfortable - never saw a toilet so low to the ground before. Shower was poor- low water pressure, wasn't like the rest of the rooms. Was given this room - even though I had a month long reservation - they said I checked "standard" room - on Booking.com - so they can give me any room that shows available at the time...which I disagree. But...doesn't stop people from staying there- they have a lot of group tours staying there.

if I have know about the hotel entrance requires me to bring my luggages up or down the stairs , with no porter service, frankly I’ll definitely not book .
It is not just the hotel entrance, even after the check-in counter , when one need to lug luggages to any room floors , one will need to move your luggages down some stairs too.
The best thing is this hotel do not provide potter service.
For people who have heavy luggage and cannot manage lugging of luggages to climb stairs up and down , this hotel is definitely a no-no .

Location good. Room was a good size and clean. Considering it overlooked a busy road it was quite quiet due to good triple glazing. Reception staff friendly.
Continental breakfast choice was poor. Very few cereals to choose from & those in short supply.. Fruit was in a corner location, which some people could not access. It gave the impression of slight disorganisation. Stayed in the Holiday Inn Express in Inverness and it was much better.

The location was really good for the city centre, buses and trans.
The room was a bit dated and tired and had a funky smell. Bed wasn’t overly comfy but ok. Breakfast was a total nightmare. Total chaos and for the price of the room it was basic and never really refilled so lots not available.

The location of this property is excellent if you are visiting Edinburgh Playhouse.
The room had a musty smell and the double room is a double bed, not king size. Breakfast was a total disaster, by 9am there was very little left, lots of empty hot trays and bowls which either were never refilled or took ages. It was crammed and hard to find a seat and no staff to help, you had to sort yourself out.

Location perfect and staff very nice
Room very basic. Window level with the car park. Lower floor. Absolutely no view.
Room also had a faint odour, damp smell. Not value for money and disappointing. Thankfully was only one night and limited time spent in the room
