What a great location, in the heart of the old Georgian town, and at a stone's throw of Princes Street! Manager was very kind and helpful and hospitable. Breakfast was very good.
Room was rather hot, window couldn't open enough. And the staircase was a challenge for us (nearly 70), 7 stairs , no lift!!

Everything. The breakfast was very delicious. I still think about the taste. Murray was very helpful. Price was very good (its because i booked it months ago) Location was just perfect for me even though it was not very close to old town but it was still walkable. I booked it for my medical exam and it was just 2 mins from my exam centre.
I cant find anything. Maybe location being a liltle bit far from the old town.

A fantastic centralised location, perfectly suited for our needs. A lovely, cosy little room, (we booked a small double) with a very comfortable bed. Murray, the manager, was very friendly, professional and personable. Had the full breakfast 2 out of 3 mornings and every item on it was perfectly cooked, both times, literally spot on! Would go back here without a second thought.
A few stairs, which may not be ideal for everyone, but not an issue for us.

Our favourite thing about this place was the hospitality, the host was very friendly, warm and helpful. The location was amazing. The breakfast in the morning was lovely. The room was modern and cosy.
The room we were booked into was small, a bit of a tight squeeze, we both hit our leg off the corner of the bed a couple of times walking to the bathroom

The place was excellent!! I met and worked with the owner and he was very helpful, courteous and knew his stuff. I had my own bathroom which was nice and the morning breakfast was quite tasty. It is an older building but that only helps the experience. If I go back, this place will be on my list of possibilities to stay.
Nothing except maybe road noise as I was on a floor above the street. But, hey that's how it goes.

The location of the hotel is very good. Its quite central and convenient. Our room was comfortable with a good supply of tea, coffee etc
The staff was always available and happy to assist.
The only negative was climbing 4 flights of stairs to get there. However staff member Murray carried our suitcases up and down for us which was greatly appreciated.

Great owner room and location. Right next to bus station, a tram, food, cafes, and a huge shopping mall all within 2 mins walking distance. Not too far from city center with longer walk or public transport. Wifi worked well. Owner went above and beyond. Great views from rooms.

Location was excellent (close to the tram), staff was extremely friendly and tried to cater to our requests (we were leaving very early so they put out our breakfast the night before).
Water pressure was low in the bathroom. Few plugs per room. Room can be a bit noisy due to tram's proximity.
