Pleasant
The room and the bathroom were big which was a plus, and had a lovely view of the entrance gardens. The reception staff were very polite and helpful! Received an extra duvet when asked and they were very helpful with directions etc. About a 10 minute walk took you to the castle and grassmarket and so on. No complaints about location per se or regarding the staff!
There was a constant, although faint, smell of cigarette smoke even though no smoking was allowed, not sure if previous guests had smoked or if our neighbors were smoking during our stay. Also quite bad lighting in the room as there were no lamps on the ceiling. The sofa bed was honestly awful, where some parts of it was wooden plank and other parts extremely soft. If you are more than two people and want a somewhat comfortable bed then consider booking two rooms.

Location was good. Staff were friendly.
Upon entering the room, There was a foul smell that hit us in the family room that we booked (room 101). There was cupboard opposite the door that when opened we could see there was a burst pipe that had leaked out and damaged the walls and carpet. This is where the stench came out and covered the room, which was highly unpleasant. We couldn't even open the windows for some fresh air as it was a ground level room and they were sealed shut. Staff supplied us with a Odour neutraliser spray which did nothing to squash the smell, and did not even offer to change the room. It would have been nice if they offered us some money back for the room during check out (but nothing was offered) as it was not worth enduring that, for the price we paid. The carpet in the room was also horribly stained too, and the fold out sofa bed was old and very uncomfortable to sleep on.

The room on the ground floor was just what I wanted to avoid a lot of walking in the hotel. The hotel's central location was excellent for getting to the Book Festival and several shows e.g. at the Lyceum. There was a big choice for continental breakfast. The staff were very helpful getting me taxis when I needed them.
I would have liked decaffeinated coffee and to have the croissants heated.
