Location and the welcome water
The bathroom was very very small. You could not open the door and not hit the person trying to hang something in the closet and bathroom ve wasnt ventilated (no fan) so when bathroom door left open the steam set off the alarm and it seems personnel did not know how to disarm it and the noise from it sent almost everyone in the hotel out to the courtyard on a cold rainy night and took over 30 minutes to disarm it only to have it go off for some unknown reason again at 2 am and again it sounds off through the whole building sending people down and out again. They did disarm it in a quicker fashion second time however did not offer to compensate anyone for the inconvenience and discomfort of that night! Do not recommend the property and not thrilled at all with how they handled the event in the aftermath.

Friendly and helpful staff. First, we were helped with a problem and then even offered a bottle of wine and chocolates for an inconvenience.

Nice large room, fairly good location and good breakfast selection. Most of the staff were friendly and helpful, apart from the 2 chaps on reception in the evenings. Drinks and kitkats in the fridge were a nice surprise.
The hotel information states it has an evening restaurant and a bar, neither of which exist. The hotel information also recommends a car park to use which they have a pre arranged discount with. The evening staff did not mention this. We parked elsewhere overnight which cost us 50.

ALL of the staff were friendly, knowledgeable, and customer service oriented. The breakfast was fantastic and so is the location.
No Kleenex in the room. No bar soap.

It was clean and comfortable and good value for money for our stay
Parking was advertised at 17.50 per day but we had to park somewhere else at 35 a day !!!! Should have been specified that there isnt enough parking spaces at the hotel , and youll have to pay double elsewhere !

Great location, nice old building
Arrogant and unpleasant staff. Unwilling to solve your problems. Lounge bar very poor, limited choice. Rooms a bit worn out, no parking. (We've seen a lit parking lot in inner yard of the hotel, but staff refused to let us in). We had to park in parking lot nearby, that costed us 70 pounds for two days..:( Relatively high price. Next time in Edinburgh i will pick another place to stay

Good location , great breakfast, big room, comfy beds
Reception on arrival was not at all friendly-
Was supposed to get water in the room daily and this did not happen even when asked for
Parking was listed as available but was a long way away in a separate parking station- we did get a discount
