It is a very old hotel; the interior is in poor condition and unclean. Housekeeping does not do a good job with cleaning or replenishing supplies.

Historic building previously the James Simpson Maternity Hospital, for those who like to know these things.
Good location, it's a short walk from Edinburgh University and George Heriot School, grassmarket, greyfriars and the Royal Mile are an easy walk further on.
In the other direction, the area is less overtly "touristy", so has a good range of bars, cafés and shops directed at the lively student population.
Leonardo have a very good breakfast but for variety we ate at an excellent cafe nearby.
The Hotel is planned for refurbishment soon, which is likely to sort problems with the water pressure.
For good practical reasons the main entrance is a level below off the car park. It would be nice if the refurb could make more use of the magnificent front door;

Staff , location & breakfast was very good .
Bedroom a bit dated - couldn’t shut the curtains . ( remove pelmit & make closing curtains an easy necessity .
