The locks (handles)were horrible, My wife whose smallish hands could “turn” the handle, (knob), but not strong enough to easily do it, my hands are smallish for a man, but the knob is too small and too close to the door jamb, for me to be able to turn….VERY DIFFICULT….aBig Challenge!

The room was very nice, clean and comfortable. It was very secure, as we needed codes to get into the main door and then into our room, which were sent in an email. We never saw any staff, which would have been nice as we had some questions about the area we wanted answered. But all in all, it was within walking distance of a few restaurants and was a pleasant, quiet place. The takeaway breakfast was so-so but nice since we had to leave earlier than breakfast was served (8:00, which is a bit late if you want to get going). I’d recommend staying here again.
No staff to talk to but we were told that it was just the two of them.

The location was excellent, far enough from the city centre but close enough to walk. It was lovely and quiet. Breakfast was delicious and right on time. Plenty of coffee and tea in the room, which was spacious and clean.

Cute old house in a quiet neighborhood. Bus station is just a short walk to the main street. Very easy and convenient access with coded doors, no keys needed. My bathroom 'across the hallway' was just one door over so very close. The room has a sink which makes it more convenient to get ready. Richard always had a smile on his face when bringing the breakfast tray up every morning and it was delicious and prepared with love. They made the bed every day and were very responsive to my inquiries.
The walls are paper thin but I had ear plugs on hand so I slept just fine.

Quiet, simple, clean, easy to use as a base. Breakfast! Excellent choices, delivered cheerfully to my room at the time I chose. Best morning coffee set-up: individual French press, real ground coffee, sealed containers of real milk. Everything about my tiny room was thoughtfully designed: shower was great, bed comfy, reading light above the bed just right. Security reassuring.
A bit out of the way, but easy to access bus. And a good restaurant a short walk away.

Great location in quiet neighborhood but still close to nearby attractions.
Secure building.
Stain on carpet in room.
Mildew on bottom of shower curtain.
No directions in room re general room operations…. I couldn’t figure out heater and it was late at night so didn’t want to bother owner.
No common space to relax in.
Very small comforter on bed, my feet stuck out uncovered.
Breakfast kind of average compared to my other B&B stays in Scotland. Meets the need to get something in your tummy before heading out for busy day.

The house was just a block from the bus route. Attractive, well kept, maintained nicely, clean. Close to Uni. of Edinburgh Campus and trails leading to Arthur's Seat.
A bus ride into Edinburgh City Center, not walkable.
The gentleman who delivered the breakfast tray was pleasant and friendly. I didn't meet anyone else.
The room felt small, but it had an en suite bathroom. Clean, and comfortable.
A simple breakfast, ordered the night before, was delivered to the room in the morning. There is no dining room or lounge.
The house and room were safely locked. However I had a difficult time entering the code and twisting the door knobs. I found them awkward to grasp and turn.

Very quiet, excellent breakfast brought to our room. Very close to bus stop, took about 15 minutes to get down town. Would stay with them again! Highly recommend.

Richard was a marvelous host. We were able to drop off our bags before check in time and go explore the Fringe Festival. He was very helpful to me trying to resolve my adapter issue and spent about an hour with me doing just that. Breakfast was lovely and precisely on time each morning. I also enjoyed his fun sense of humor when we saw each other during the visit. I would definitely recommend the Dorstan House!

Very Good
Breakfasts were very simple but good: sausage sandwich, some fruit, juice, etc. Quite a lot of choices. It was fun to have it delivered right to our room. Plus, the free car park on site was a big part of the value, especially during the Fringe Festival which packed all of Edinburgh with visitors.
Nothing. We are satisfied and would recommend Dorstan House.

Lovely guest house with an excellent shower. Old and well-taken Victorian building. We had breakfast and it was delicious. Parking was available in the back lot, but we found quiet and convenient street parking out front. Minutes either walking or by bus from the center of the city.

The breakfasts were wonderful. The hosts were very helpful. The location was great.
Given that we are not really used to guest houses, there were things we are used to that we didn't have. But all in all it was a lovely s tay and much appreciated.
