Very Good
Location is very good for getting from Waverley Station and getting to the Royal Mile and Carlton Square. Good breakfast was provided with good selection and verity. Staff were very pleasant and helpful.

Room size is decent
Shower had no water in the last night of my stay, huge noise coming from shower pipe woke me up at 4am and no maintenance people around to fix. Couldn’t sleep at all since 4am in the morning. They said they will refund 50% of my last night stay, but I have to call Booking.com and go through a lot of hassle and it’s still pending though I paid the hotel directly.
Stuff told me that if I add breakfast before midnight, there will be some discount so I did. But I was still charged with the full price next morning when I went to the breakfast. Turned out the rule is that you have to pay when you book it but no one told me about it.

While we were staying, at nearly 1 in the morning a fire alarm went off and woke us out of our sleep. The entire hotel had to evacuate in their pajamas and stand outside in the cold. We were later told it went off in an empty room that had faulty wiring. The alarm completely disrupted our sleep and it’s not very reassuring to know that the wiring is so bad that it’s creating fire hazards. The staff also refused any sort of reimbursement for the inconvenience. Definitely would never stay here again.

Nice big room and good bathroom with great lighting. Very quiet room and comfortable beds.
No toilet brush. Towel rail with heating function disabled. No sockets in the bathroom or nearby for a proper hair dryer. Lower ground room is a bit smelly and misty while air conditioning on full throttle at 18 degrees. No original Nespresso but the fake ones. Either go for real or don’t do it at all if you claim for yourself being a brand and more exclusive hotel. Umbrellas for rent-out against payment is absolutely ridiculous. Did not try the restaurant bar or gym. The breakfast is less than mediocre and it’s a shame that the super beautiful terrace is only unlovingly opened. One could make so much more out of it. Great building and building substance. But lack of attention to details. Cleanness ok on superficial level.

The location
We stayed at Voco Edinburgh Royal Terrace a month ago during our first trip to Edinburgh, hoping for a pleasant stay. Unfortunately, our experience was very negative.
The first room we were given (303) was extremely small, poorly ventilated (sealed windows), the air conditioning didn’t work, the bed was too small for two people, and we could hear noise from the next room. The cleanliness was also below expectations – towels were never changed during our 3-night, 4-day stay.
After complaining, we were moved to a slightly better room, but the poor housekeeping continued. One day, we had an early tour and asked reception to prepare a takeaway breakfast. It was not ready when we went to collect it, and we nearly missed our coach.
Most importantly, after speaking with the hotel manager about our experience, she promised to apply a discount on the booking (made via Booking.com). She gave us her email address and I followed up twice. She never replied, and the promised discount was never applied — even though she gave us an invoice reflecting the discounted amount. This is unacceptable and shows a lack of professionalism.
We do not recommend this hotel, and we will not return to any VOCO hotel until this issue is resolved and the promised refund is honored.

Location, high ceilings in the rooms.
This is a disaster hotel which I will never recommend anyone and will not come back there. Starting from the fact that they fist gave us a room with a broken window, full shut that you cannot open and a broken air conditioner. We were moved in to another room, thanks for that. On the 4th night of our stay we didn’t have running water in the room, and over 8 hours the staff were telling us they “guarantee” it’s been fixed and we just have to wait until “tank is filled”. This is just unacceptable for 500 pounds a night. We demanded a 50% refund of the whole stay and had to move out to another hotel at 9pm, as the water issue was not fixed.
Breaskfast was prepaid and we were told they’re understaffed on the fist day, that is why we had to wait first to get a bowl, then to get a single plate, then milk, then coffee machine is broken. I don’t think the guests should pay for the hotel’s problems with the staff.

I was expecting an experience consistent with my previous stay with this brand. Unfortunately, the room was located on the underground floor, which was impossible to anticipate from the hotel's photos or room description. Additionally, there was an unpleasant odor in the room..

The air conditioner was not working.
I reported many times to the hotel reception and they told me to send a maintenance team to solve the issue, but it didn’t happen ever during my stay.
The food option on the breakfast was limited.
The rooms are very tight.

Disappointing
Location good although although a walk, bus or tram ride to main sites. Edinburgh is after all a walking city
Service, apart from Reception was invisible. Bedroom below street level if otherwise well appointed with good bathroom and comfortable bed. Student/Works canteen standard restaurant in a building which otherwise showed great initiative in combining several terraced houses. Breakfast a disaster. Self Service but service and quality completely lacking.
Hotel was understaffed. Holiday Inn standard not Crowne Plaza and priced as Intercontinental

location was perfect for me... right next to the festival fringe venue where I had booked a ticket.
Able to walk from hotel to Holyrood palace and up Arthurs seat.
Breakfast ...paid extra for it and OK
Bar. bar food and garden appreciated. Helpful staff
Able to leave luggage on day of departure.
As a single person having to pay the same price as a couple made it an expensive stay.
