A single room is what you get if requested.. comfortable , spotless and enough for what you need. Plenty of dockets. The extra touches of water , Tea &Coffee in room for my stay were very much appreciated. Breakfast choice was good.
No lift and with a back problem I had 2 lots of stairs to my room however, I was not put off as the location is perfect . 5 minute walk to princes street. ?

The location was central and walking distance to Princes Street and Leith Walk. Easy access to buses, the apartment was spotless and spacious for a family.
The stairs! But We didn't mind them. Edinburgh's old buildings are fitted with stairs so am just being lazy.

The size of the house was bigger than expected which was a very nice surprise. The water was warm, all kitchen cutlery was there cleaned.
Some radiators weren't working and the carpets were dirty and stained.

Had two roons, one very exclusive, clean and everything fixed.
The other room had its issue: toilet so close to the wall, you couln't sit down properly. The watertank of the toilet was filling up every 3 mins as it flushed automaically - super noisy 24 hrs a day.

Cosey, very quiet and within perfect walking distance to anywhere we needed. Staff were polite and friendly, rooms were well-stocked, clean and comfortable.
Good value for money hotel and not hard to find.
Room was a tiny little bit 'cramped', in that I had to navigate a wardrobe and shelf to get round the bed. Also, there was a draught coming in via the large window that meant we had to pack the curtains onto the sill in an effort to minimize.
Both minor points and nowhere near enough to detract from a lovely stay.

Arrived super early and we were able to leave our luggage with reception, allowing us to make the most of our day in Edinburgh, without the hassle of having to drag around our cases.
A small charge of £1 per item of luggage left after checkout was super handy too and very reasonable.
The location is great, with a 15 minute walk, you can be in the city of Edinburgh, ideal.
Unfortunately, Cairn Hotel didn't meet our expectations. We booked a 3 bedroom apartment, which was located in the basement of the hotel, not too much of an issue, however as soon as we looked around it reminded us of cheap student accommodation! Kitchen very basic, not enough seating for the 6 of us at either the dining table or the sofas. 3 Double bedrooms ok but looked very dated and cheap. Unfortunately we would not recommend staying here and wouldn't return on our next visit.

The location and quietness (except, see "didn't you like"). It is a 2min walk from the Playhouse Theater ? From the airport, the tram to MacDonald Road stop and 5 minutes walk to the hotel. ?
A few hooks are needed in the bathroom to hang up towels. There is space for them so please, add them. There's only one on the door but it was useless as it wouldn't hold the one towel we tried to hang there. We had to change rooms as there was a leak on the ceiling. The hook issue was the same in both bathrooms/rooms so I assume it is the same in all other rooms.
Other guests..., but specially cleaning staff in the morning ignoring the "don't disturb" sign on the door and speaking loudly on their walkie-talkie.

The front desk staff were quite friendly and helpful
.The walls were paper thin and I could easily hear the conversation and TV in the next room.
The breakfast Buffet was convenient but substandard.
