Location is good, restaurants, bars, cafes, canal, cinema all close by, and plenty of bus routes.
Definitely not 4 star standard, very disappointing No working internet or TV for the whole time we were there, Indifferent staff, casually dressed, really not bothered about helping guests. Room was not good, bathroom very small, very poor quality towels. Breakfast insufficient quantity for the number of guests staying, and scones for breakfast is bizarre. Whoever is managing the hotel is not paying attention to detail, vast improvements needed. We will not be staying in a Joivy property again, very poor.

The location
The room was small and dingy despite the promotional pictures showing them to be light and bright.The bathroom door did not open fully as the bed was in the way. The bathroom was small and there were no shelves to place toiletries. The toilet lid and seat would not stay up. There was no wi-fi available. All in all pretty disappointing.

Reasonable hotel in a reasonable location at a reasonable price.
Limited interaction with staff, access to the hotel and your room is via an app that you download to your phone. Room had a slight slope downhill toward the bathroom which was somewhat unusual.

Room was clean & the location was decent
There’s a couple of things that were quite suboptimal during our stay: 1. We arrived to the hotel at midnight and were given a room on the ground floor. As we were walking to the room, we noticed that the back door of the hotel was left wide open onto the street - with no regard for the fact that and intruder could’ve come in and immediately accessed the corridor with the rooms. Turns out maintenance had forgot it open during the day - but this is not the treatment you would expect from a 200 pound/night hotel. 2. We wanted to watch tv and the tv was completely unresponsive. We asked the reception - quite unhelpful answer “no signal in the building” - left me wondering whether there was any intention to solve this at all? 3. Overall, for the price we paid, this was a bit of a rip off. I understand the average accommodation price in Edinburgh is high, but this price was not justified

The only thing we liked was the location, as it's within easy walking distance of the town centre.
We are a family of four, and we booked a Family Room. Unfortunately, the room was extremely small. It had only a double bed and a very uncomfortable sofa bed, leaving us with barely any space to move around. There was no wardrobe or in-room safe. The room did not have air conditioning, which made it very hot and uncomfortable at night. The bathroom was also very small, with a tiny washbasin and nowhere to put our toiletries. The bathroom air vents were covered in dust and looked as though they had not been cleaned for quite some time. The toilet was not particularly clean either. The bedsheets and duvet had stains, which was disappointing. Although housekeeping changed the towels daily, the room was cleaned and made up in a very unprofessional manner. Overall, our experience was disappointing. We would not stay here again and would not recommend this hotel to families.
