The hotel is located 20 mins walk from the old town. The breakfast was okayish.
The room was smaller than expected. We had to move our luggage to move around.

There were stains on the walls, signs of tear and wear, not a single hook to hang towels- for a family of 4- one rack is not enough. The room barely fits 4 people and luggages.

Good spacious room. Helpful, friendly staff. Good shower. Seemed to be in a safe location. Near Haymarket tram station. Complimentary light breakfast.
Didn't see 'Room needs attention' sign and so didn't receive fresh towels. Courtyard could be maintained better.

Very good location in Edinburgh. Parking was available (at £18 for 24 hours) - great to leave the car for the weekend.
The photos of the rooms that are provided are very skillfully taken - the rooms are actually very small. The price is very high for what you get but I guess that’s what it's like in Edinburgh during the fringe.

The hotel is nice and an easy walk to all the fringe venues. Staff were friendly, the room was clean; the bed was comfortable, and it was incredibly quiet.
It was very expensive; I get its fringe, but it was a lot of money for what it was.

Room size was quite good, the staff was friendly. The location was quite close to the city centre and to the tram stations.

The breakfast idea works well but as no one told us about it, we only found out about it on our last morning
The room looked out onto courtyard with its litter and rat box The bed was not made up on the first night and no new coffees, the towels were not changed in 3 days and the tv did not work for the whole of our stay
