Second time staying here. Lovely clean and comfortable room, homely. I love that I could open the window. Easy walking distance to Lothian Road shops/restaurants. Staff are always friendly and you can sit in the Pantry with a coffee at any time or in the sitting room.
I can't think of anything that I didn't like!

Smoothies in the breakfast room were good. Better value than many other (worse) hotels in Edinburgh. Location 10 mins walk from haymarket train station was ideal. Rooms recently refurbished and decorated nicely.
The muesli/granola in the breakfast pots was unbelievably soggy and uneatable and I was there at 8am so not like I arrived late for breakfast. The breakfast room had a bad smell and was dirty. My bed had other peoples hairs in it. There was other people hairs on the side table. I used an antibacterial wipe to clean the side table after I noticed it wasn’t clean. There were areas of the skirting and floor that had fluff/hair/dirt. The shower room made very loud gurgling noises randomly when not in use. No sound proofing between the room and the corridor and rooms across the corridor. People talking loudly felt like they were in the room with me. Edinburgh in general is an extortionate city to stay in, this hotel was nearly £200 per night and for that in most other cities you would expect nothing but excellence. It seems in Edinburgh this only get you average.

There was one unpleasant situation with the door in our room. The door wouldn’t close, and the receptionist didn’t believe us when we said it wasn’t working. We had to come to the reception several times, which was uncomfortable. We also had to bring our belongings to the reception desk for safety when we went out. When we returned, the door had been fixed, but the situation still affected our stay. However, I still liked the hotel overall – the location is great, everything is very clean and cozy, there are complimentary drinks, and the waiting area is comfortable.

Good location, close to Haymarket train station (25 min walk from Waverley). Room and lounge were modern. We were able to leave our bag as we arrived before check in time.
Whilst the room felt clean, there were marks on our bedsheets in several places which was off putting. The shower plug hole was visibly dirty and the toilet seat lid would not stay up on its own. The window seemed to be single glazed so we could hear noise from outside during the night. The cost for 1 night was very expensive too (however this was the case for all of Edinburgh).

The pantry was really handy and had great options. You can just grab some snacks and juice when you get in and then a coffee and pastry for breakfast before you leave
