Overall pretty good. Found out the last night that there’s a very nice lounge, wasn’t told during check-in. Nice room, good location. Breakfast is included but very minimal, which was fine for me.
No cupboard. Bed wasn’t made and towels weren’t replaced, even when I put up the sign to please make up the room and put the towels on the floor. I stayed for 4 nights so thought this was a bit strange.

Staff were very helpful, room spotless. Bonus breakfast but you do need to get in line at 8. Lovely to have access to snacks and drink all day. They will look after luggahe as well. helpful staff
Breakfast was a bit of a bum fight with some rude guests. the staff work very hard

Excellent location and value for money. Very comfortable and we did enjoy the Pantry open 24/7 for us to grab coffee or tea. The staff were all very friendly and helpful.

Convenient location, friendly staff. The room is clean. There are tea bags, instant coffee, a kettle and 2 bottles of water available. Nice shower gel and soap.
The bed is too small for 2 average people. For 1-2 nights it’s okay, but there is no closet to put your clothes, only a small racking with a few hangers. No soundproof at all - you can hear people talking, walking, sneezing and snoring from neighbouring rooms. The rooms are quite pricey but as I can see Edinburgh overall is quite expensive.

We booked a room for four people at Grove House Hotel. When we arrived the room given to us was already occupied (moreover it wasn't a room for four people but for three). At that point they told us in the hotel there were no rooms for us. Thanks to a great work by the staff they managed to move us with a free taxi to other rooms in another place. Here the rooms were great. Obviously it was far from an ideal situation, but the way it was managed by the personnel and the speed in finding a solution was great.

Location is in longer waking distance to city center but well connected by bus with cute places to eat around. Staff were friendly but helpless.
Dirty, tiny room with horrible bed. The bed had a broken spring mattress and you could feel the springs poking you. Sitting or lying on it you will feel like being on a wooden board. After the first painful night, I complained to staff but apart from offering me a duvet type mattress topper that barely improved the situation, they were helpless. Refused to change me to another room. Promised to clean the room that had hair in the bathroom, dirty corners, dirty bed linen on arrival, but corner pictures are after cleaning. Every corner in the bathroom was dirty and the room was so small you could barely move around the bed. Room concept is not well thought out. If you sit on the toilet you will bump your shoulder into the sink, wardrobe is above the only place to put your suitcase, so in case of rain it will drip into your suitcase. No compensation offered.

Really lovely stay, staff went all out for our first wedding anniversary with flowers in the room and balloons. Love the free pantry!!!
Only con was that you could hear absolutely everything outside of the room.
