Clean room, fine location
The breakfast.
They had run out pastries 8.50am.
The bins in the food area was overflowing.
The cups next to the machine were the wrong size so they over-flowed.
The breakfast area was not properly staffed so things were unsatisfactory.
Many other similar hotels( price wise) have a much better selection .
It was not good value

1. Pantry
1. Room and Toilet Floors were not cleaned daily, despite requests at the reception.
2. Body Wash was not refilled - had to request for this to be done.
3. Very small sized shower.
4. Water from the Shower and Sink Tap kept stopping and resuming very hot for a few seconds every now and then.

The pantry, simple breakfast items daily, availability of small food items throughout the day, drinks etc. The courtyard was a real sun trap, sheltered on all sides and the lounge was spacious and comfortable. The room while small was adequate. The shower was divine. Cleaners called and asked if we needed anything on the 2nd day. Staff were very accommodating with any additional requests. Quaint and cosy.
The rooms were dull but thats the age of the building I guess. Sometimes there was a lack of utensils in the pantry.

The location was ok - while not that central I found that it was actually in easy walking distance of the city and, on the first nite and in my desperation to eat something, a very good choice of restaurants.
I had 3 interactions with staff over the 2 nites. The best was with a really friendly cleaner who greeted me so nicely on the second morning that it really put a smile on my face. The worst was with the person on reception on the first and second nites. They were particularly unfriendly, and did not volunteer any information whatever or try to make me feel welcome. I didnt see the point of having someone just sit there and give such an appalling impression. I think at one point later on I came into the reception and said hullo to them and they just completely ignored me. If the opportunity had risen I think I would pointed out to them that it was quite clear that customer service isn't their best career choice. The third interaction was on the morning I left, when I handed back my room pass, the person on reception merely said thanks - nothing more, and allowed me to leave without any further ado. I'm wondering if customer service and feedback are just not important to this hotel? In addition to what is quite possibly the worst customer service I have ever received in a hotel, the room itself had its failings. An inspection of the bed linen and mattress revealed a large clump of hair. The bathroom revealed a long hair folded into the bath mat. The wall above the toilet had a lump out of the corner. leaving the galvanised angle exposed. The rail under the sink was falling off. The tap was loose and crooked. The bathroom mirror light would not switch off. Apart from these points, acceptably clean and in order. One last thing: I understand the 2 nites I paid for included breakfast. The lack of engagement from the staff on that first nite meant that information about where and what breakfast was was not communicated to me; I didn't follow this up becuase I felt sure I would have just been wasting my time.

Wonderful
The staff were very friendly and quick to respond to any of my questions. We also loved the Pantry room where drinks and snacks were provided. The distance from the hotel to Old Town was about a 20 minute easy walk. There were also umbrellas provided which was very helpful for the rainy days.

Such a cute little hotel! The location is great; a few minutes walk from Haymarket station and 15min walk away from Grassmarket and the castle - but it is still located on a quiet street.
The rooms are quite small and cozy but clean (I think the hotel is freshly renovated) and the hotel has a cute little dinning area and lounge area with a little courtyard outside. The dinning area has a coffee machine you can use through out the day and a selection of pastries and little breakfast snacks in the morning. We were very happy with the selection! Overall we had an amazing stay - the staff were also very friendly. I would wholeheartedly recommend for anyone visiting Edinburgh :-)

The bathroom
2 Large rats and (months) of pigeon droppings in the shared basement carport where I was also given unclear exit instructions after parking the car
Room description mentioned wardrobe - there wasn’t one, it was a bar with hangers. The room was also described as Delux with an iron (this was only available at reception) and was also dark facing an inner courtyard. I actually asked if they had booked me in the wrong room
The hotel was on a street with overflowing bins along its length
The breakfast was mostly brought in pastries and machine delivered coffee
