Good location. Quick in town by foot and a quick cab. Haymarket very close. Nice touch with complimentary scones and coffee/tea and water. Nice coffee shops nearby
We had our room on the ground floor by the entrance door and walls are poorly insulated - loud slamming of door. Ground floor room with no daylight and view. Disappointing knowing the high price we had to pay.

The minute we walked into the room, we walked straight back out and booked another hotel, even though we had OVERPAID for this hotel.
The carpets were filthy, the room was literally big enough to have a double bed and 3 pieces of luggage. We would have been bumping into each other if we stayed. We could see the springs on the mattress..... with the duvet cover on. I wouldn't recommend booking this place.

Quick and efficient check in, good size room for Edinburgh centre. A short walk from Haymarket station, bus stop at the end of the road. Road was quiet at night.

Wonderful
The location is perfect, safe neighborhood, you can walk to any place. There is a bus stop pretty close. There is a pastry room inside the hotel and you can get coffee, tea or water 24 hours a day. The room is big and so comfortable.
I really like everything. Just the last day I left my baggage at the reception and they missed a bag and I had to insist a lot to look for the bag.

The location of the property is about a 25 minute walk from/to the Waverly train station and city centre. Because of one way streets and the roundabout route to the property the average taxi fare is £12.50.
The property lacked attention to detail. The room was small and had limited facilities. One hand towel had 2 holes in it and the curtain rail that holds the heavy blackout curtains had an open end with no block which meant that when one side was pulled back for the first time the curtain pulled out, and the weight of it pulled the complete curtain off the rail. (See photo). Being in the city, you can expect some dust in areas, but the amount on the ledges around the room had obviously been there for some time. My wife and I never went to breakfast in the hotel, on entering and registering it was explained that breakfast was very much on a first come basis ! We preferred to walk into the City for a hot meal to start the day. Overall, I believe the property is overpriced for what they provide.
