The beds were ok
NO WI FI!!
We were on the 4th floor and there was no Wifi. We went to the front desk to ask for help with this and all they said was that no one else has said anything about it. Wifi worked at the reception on the first floor but once you got to the 4th there was nothing and they didn’t help us.
Three ppl and only two towels.
No toiletries, the dispenser on the walk in the shower did not work so soap.
It was expensive for this poor service.

Decent location, very near the Water of Leith Walkway.
Sleeping was somewhat difficult. While some of the issues are out of the hotel's control (although they could likely be mitigated by the hotel), the thing in full control of the hotel is the price. For example...
Sleeping difficulties:
1. Sound: everything in the hall is crystal clear in the room and every door shuts very heavily. You can expect this at all hours of the night.
2. Light: there is an emergency light above the door which puts off a surprisingly bright green light that illuminates the entire room 24 hours a day. If you want the experience of wearing night vision goggles without the goggles, this room provides that experience.
3. Bedding: I could feel the coils of the mattress, even through a rather thick mattress pad, and the pillows are lumpy.
Beyond that, the room has a cheap and sparse look to it, which just makes you feel this is where hotel furniture goes to die.
Lastly, the hotel isn't very considerate. I specifically booked a double bed, but was provided with two twin beds pushed together, and that is not much use for a single traveler.
I'm generally very flexible with such issues, but all of them put together, at the price that is being charged, was way too much not to say anything.

It was a second choice as my originally booked hotel was in Glasgow not Edinburgh. It was close to a great tea location
It was about 45 minutes from Edinburgh Waverley. I was booked for 11 days and my room was never serviced. I had to continually stop at front desk for supplies.

more information how to turn the light on, better pillows- the one I had was lumpy and had to choose a softer place. MOre generous with tea bags and cookies. For some reason, hand soap was in the shower, and soap for body and hair was near the washbasin. What kind of athlete do you need to be to reach from the shower to the sink?

I liked the location and the 24 hours reception.
After two months of discussion regarding producing an invoice with my company details, they initially refused to generate it at the moment of the checkout. The situation changed only when I started to get angry. Then, I had to make them do it again 6 times because they were misspelling or doing other mistakes.

Very friendly and helpful staff that is available 24/7. Nice eating facilities in the hotel and serviceable rooms. Great price for such a good location and nice rooms. You're right next to a quiet walkway along the river and its a 15 min walk to the nearest bus/tram stop as well as the convenience store.
Over all its was all good! The room does get pretty damp if you shower as the ventilation is not really strong. Opening up your windows is a must if you want to take a long, warm shower. There also weren't a lot of outlets in our room, but enough so that i we could charge everything.

Paid for a queen bed but got a double. Black mold in the shower. Wi-Fi didnt work. Dirty water heater in room, looked like a 2 year old painted the room. Carpet was nasty.

The property is just a few steps away from Dean Village. It’s also close to Haymarket Station. The lobby has a restaurant/bar which is very nice if you want to eat or drink (no need to go out). The handsome receptionist was so nice and accommodating. I forgot his name. I hope he will still be there when I travel again to Edinburgh next year.
Some things could be improved to make the hotel aesthetically pleasant-looking.

I wanted a hotel that was inexpensive, safe, quiet, and clean -- and I got it. I enjoyed the 20-minute or so walk into the city center. The hotel staff was nice and helpful. My room was just what I asked for -- a twin room with a window -- and I got a lovely view of the trees and canal. I used both comforters for extra warmth at night. The London-style taxi from Waverly train station to the hotel at night took no more than 5 minutes and driver very friendly. When I had to leave early on Sunday, an Uber was there in 3 minutes.
There was nothing I didn't like. However, I was not sure how the shower cord works to stay above me while I shower (different from US) but I managed. // The "meal plan": I only had 1 meal (breakfast) during my stay -- I'm not sure I paid for it (I came late and no one said anything), and hope I wasn't charged for the ones I didn't have. By the way, the full Scottish/English breakfast, even toward the end of breakfast time, was fine. Loved the sausage! //
Btw, I ended up using Uber for the airport, not the hotel's taxi service, because I changed my departure time and they needed 30 minutes to send someone else over.
