The Property is located south of Edinbrough in front of a park just off one of a main road. It's a 15 to 20 min walk away from everything. If you uber it's much faster and the fare is very reasonable. The rooms are above a pub/tavern which is very nice. No noise in the rooms from the pub either, the pub is a nice quiet atmosphere, very relaxing to have a nice drink or pint after a long day in Edinbrough. The staff is very helpful and you feel very welcomed. Rooms are nice size. Price is also reasonable. When I booked the property I didn't know what to expect but I really liked the stay and planning to come back soon. If you book this property for your next trip I would recommend to get the breakfast option, you won't regret it.
My experience was delightful honestly. Glad I didn't go with the home rental place my friends went with because they were Meh with the place while I was enjoying some good conversation and a pint at the pub. Cheers!

The hotel was great and the service from the moment we arrived was great! The room was very clean and the bed was the most comfortable bed we stayed in on our 3 week trip. The next time we are in Edinburgh we will stay here the whole time.

Location was great with an easy work into the city centre via the meadows, room was very comfortable .. had the best night sleep in weeks! Great shower too. Room was very clean too.
Price was a bit high for one nights stay but looking at similar properties for the date it was much nicer than the rest.

Great location, clean room, great breakfast choices at the hotel restaurant. The staff in the restaurant were incredibly welcoming and friendly.
The room was incredibly small, especially for the price. It was advertised as facing the park, but it should have also been noted as being above the outdoor bar tables. It was very hot in Edinburgh, the hotel has no air conditioning, so we had our window open; the bar was right below and it was crazy noisy till after 1 am. The hotel should consider offering ear plugs for the guests whose rooms are facing the street.
The check-out process was unpleasant. The gentleman who checked us out never asked how our stay was. When I asked him to email me a copy of the room charges (I didn’t get an attachment through the app), he appeared to be irritated with the request; he took down my email address but never emailed me the statement.

It was in a nice neighborhood. Not in the middle of crazy Edinburgh old town crowd. Its 20-30 min nice walk to many attraction.
My room was overlooking the park, perfect for morning wake up. It was summer and I could able to left my windows open for fresh air.
The restaurant and bar downstairs is really a good place. Not too touristy, more local feel, very good vibe.
The clothes cabinet was not functional, too small. I was travelling for 4 days with a small luggage so it was OK for me. But for couples and large luggage’s it might not work.

The location worked great for us because it was not right in the center of town but close enough and easy enough to get anywhere.
The room was beautiful! We loved the large room with high ceilings and the wonderful view of the park. Everyone was friendly and helpful, the hotel was beautiful and the food and drinks were great.
Noise from the patio is audible in the park facing rooms. Mostly it was fine but Saturday night was loud with a group leaving a party that hung around outside at 1 am making a lot of noise.

Near wonderful park and amenities. Large room. Staff helpful when asked.
Not really a four-star hotel, rather, it is some back-end rooms attached to a trendy bar and eatery. Therefore, no public lobby or other rooms; a bar and restaurant do not qualify. Overpriced for what it is. The numerous pictures and other fake-boutique elements are annoying because they are all so cheap and there is no love shown in the concepts or their execution. The stock pictures are attached with front-showing screws, fresh from Ikea. Junky advertisements piled up in bathroom; again, no love.
