Excellent location, very smart hotel, nice modern finishes
It's next to a moderately busy road (by Edinburgh standards). It wasn't too noisy when I was there, but the road-facing rooms have the potential to be a little noisy especially during the summer

Staff were very friendly, unfortunately around 10.30pm water started dripping into my room from an above floor - however reception were prompt in coming to look and moving me just down the hall with my stuff (to a nicer room).

Quiet with no night time disturbances. Comfortable bed.
Tepid heat in shower. Hanging space but no other space to store clothing or stand to put suitcase on.

Clean, warm room and comfortable bed. Kettle in room with tea, coffee bags and hot chocolate. Tea cakes and fudge were a nice touch. Good breakfast choices and lovely staff. Breakfast service attentive even when crowded. Nice having a bar to have a drink in the evening. Single room was small but perfectly fine for me - location of the hotel made up for that. Lots of interesting shops, cafes, restaurants in walking distance. Town centre a short bus ride away.

Fantastic location - away from the bustle of the centre but easily walkable to the heart of the city
We have stayed here on many occasions but this time we were disappointed with the breakfast. Restaurant wasn’t open Monday nights
