Lovely hotel. Rooms clean beds very comfortable. Breakfast , plenty of choice.
Only downside was due to oasis concert the prices were hiked up by around £200 a room which I think was unfair making the rooms expensive

Very unfriendly staff in the evening. Arrogant and not welcoming at all. Dirty room, hair in the bath tube. Very expensive for not being clean!

This hotel is absolutely fabulous, the view from our room was gorgeous would highly recommend. Our room was spotless, staff were extremely welcoming and polite. Breakfast was amazing. They even gave us a complimentary dish of cakes/macarons!

Location was great, an easy walk to most places and otherwise easy bus connections. Some good restaurants around and a lovely park opposite as well.
Would have liked a fridge in the room as there was nowhere to keep some milk for tea or a few beers.

Great central location and friendly helpful staff. Great old building near to lots of shops and restaurants.
Very over priced for what it was. Not even a fridge in the room. No air con so we had to sleep with stand alone fan on.

The room was spotless. The breakfast and the location were okay.
The toilet's flush was not working properly, and when we informed the receptionist lady, she said all the toilets are like that because the building is old, so we just had to wait and flush again. This was very annoying, especially when travelling with someone else.

Great location if you don't want to be right in the middle of town but not far away either. Walking distance to the central parts of Edinburgh which was ideal. Breakfast was great, we managed to bag an upgrade which was very much appreciated! Highly recommend.
Quite an expensive stay, but it was in the middle of the Fringe. We were very pleased with the hotel given how much we paid for it
