The location. The breakfast.
The room temperature was +25C despite outside it was +15C. There was a movable air conditioner which means that the hotel new that the room is hot. However the air conditioner didn't work properly and the room stayed very warm.

Room was shabby - bathroom door needed paint - and bath hatches for service kept opening - bed was two beds locked together with a gap - we had to ask on two occasions for housekeeping to restock loo paper - breakfast ok but not inspiring

Great location as close to our daughters flat in Bruntsfield for visit.
The carpet in the room was dirty, marked and needs replaced. Hairs in shower and could have been cleaner

Nice room
Mildly argumentative receptionist on arrival, who gave her unnecessary opinion to my question on whether we were in theright hotel on arrival. Not a major tjing but didn't get us off to a great start.
Bar was closed at 10.45 on a Friday night.

The staff were really kind and friendly. The hotel was beautiful, traditional, and felt very homely. The room was spacious, including the bathroom. The shower was excellent, great pressure and hot. Excellent facilities. Everything was clean. USB plug sockets beside the bed. The bed was really comfy. The breakfast was really well cooked and tasty. It's a very central location with excellent public transport links nearby. The room numbers are hilarious! We were in room number 213. Rooms 212 and 214 are next to each other and room 213 was at the other end of the corridor! We went at the start of July and, for central Edinburgh, it was pretty cheap and completely exceeded my expectations.
A few bits in the hotel needed touching up, but just very minor bits and pieces. I'd possibly like a slightly larger portion for breakfast, though it pretty much filled me up and was really tasty. The building is an old building and the floorboards make noise. The lighting in the room could use a bit of work, one light didn't work and a main light was quite dim, but it was more than possible to get good lighting in the room.

Staff in the restaurant / bar were very helpful and friendly. The room was very clean and bed really comfortable. Great location and lovely neighbourhood with lots of good restaurants / shops etc.
Standard room was fairly small.

Wonderful
Very comfortable beds and great shower/bathroom facilities. A fan provided to help deal with the heat during the night was a bonus!
All very good, but would be handy to have a mini fridge in the room.
