Pleasant
Nice hotel. Nice meal served in the outdoor garden area. Welcome water and Tunnocks Tea Cakes on arrival.
Very dour staff on reception. No friendly smile or hello. No update on what she was taking the time over during check-in. It appeared that she had been logged out and needed to log back in again. Would have been nice if she could have explained this instead of saying nothing, ignoring us and proceeding to just leave us standing for ages. Not at all cheerful when conversing. Rooms were nice but on the small side. Ridiculous price for the room. Would definitely expect friendlier, more helpful service from reception staff.

Fair
Room was spacious and quiet, the bed comfortable and the hotel is well located
Our room was not serviced after our first night and we had to request for this to be done in the evening when we returned. When it was done, they did not remove the rubbish, replace the dirty coffee cups or provide any more toilet roll. I had to go to reception the following morning to request toilet roll. When I explained that none had been put in our room the previous day as it had not been serviced, the lady on reception laughed. It was very odd.
When I checked out of the hotel a different lady on reception did not thank me or ask how my stay was. It was not very welcoming or friendly service. I have stayed at this hotel before and have not experienced this. The staff have previously been friendly and polite.
One request would be to put mugs in the rooms for tea rather than the very small coffee cups.

Location. Complimentary Tunnocks tea cakes! The bed had a mattress topper which h made it very comfortable.
The price, which was 3 times the usual amount as half term and concert on at Murrayfield. Therefore not the luxury expected for the price.
Shampoo and body wash available however would have expected body lotion or handcream to be offered too.
We weren't told there was an outside patio or dining room
The neighbouring doors closers were definitely not working as soft an slow/ quiet closers!!

Really good location. Room was very comfortable and breakfast was excellent.
Quite pricey but we chose to go for the bank holiday / marathon weekend so it was never going to be cheap.

Good
The staff are helpful and parking is available although charged.
The road is busy (although i must bear in mind it is a city) i found the road noise woke me during the night , but i am used to rural life - so perhaps it wouldn’t bother other people. I had been kindly upgraded to an executive room but the shower was of poor quality

Exceptional
The room was immaculate, large, bed extremely comfortable and even though street side, very quiet and private. Breakfast was excellent. Location was perfect to explore Edinburgh by walking although Uber or taxi easily available. Beautiful, huge park directly across the street and restaurants 2-5 minut walk were excellent.

Good
The hotel is opposite parkland on a good bus route with plenty of eating places nearby. We had 2 rooms, which were big, fairly quiet and the beds very comfy. The bathrooms had fantastic showers. The staff quickly got a blockage in a sink fixed. One room had a desk area with plenty of sockets, useful for plugging in the kettle or laptop. The lift was quiet and smooth.
The layout of the rooms was odd. For such a large room the wardrobe was small and there'd obviously been a fridge there. There was no desk/dressing table in one room so the kettle had to be plugged in on a side table by the bed. The easy chairs were too deep so we had to put a pillow behind back. There was an odd, short squeaking noise now and again in the bathroom.
We were advised at reception that porridge was on the continental breakfast so we purchased a voucher for that. However, when we asked for porridge the dining room staff checked and said it was on the cooked breakfast. It would be helpful if the breakfast menus were available beforehand.
