Very Good
Edinburgh accommodation is expensive, but this is good value all things considered. A short walk to the beach, and a 5 min walk to the train station for a short journey into the centre. Staff were very friendly and I enjoyed access to the swimming pool in the adjoining leisure centre. The room was comfortable and clean.

The breakfast had plenty of options with haggis available. The room was spacious. If I had had time I would have used the gym and spa. Most of all the staff were present and friendly along with offering advice and help.
Tea and coffee facilities in the room were good.
The reconstituted Orange and Apple juices at breakfast were too watery.

Exceptional
Perfect location (close to the beach, just 1 train stop from the Edinburgh Castle), staff was very friendly, great to have a pool and sauna to relax in the afternoon.
Bistro is a great option for the dining
Not very modern, the place need refurbishment, but clean and tidy!

Very clean Great water pressure ! Very helpful staff!
Didn’t like that I had to pay for parking . The hallways are small and so are the rooms when 3 people are sharing . No hair dryer.

The location was ok! It was nice that there was a bus station right outside and a quick walk to the train station. The room was bigger than expected, which was wonderful.
The toilet was very hard to flush and it didn’t always flush fully. The shower was also very finicky and sometimes wouldn’t get completely hot or have full water pressure.

the hotel is located about 20 minutes by bus to the city center. the bus stop is right out side the hotel and the busses 44, 113, 124 run about every 10 minutes. everything was very clean and the staff was friendly and helpful. breakfast was very good and always fresh. there is a refill stand for coffee and team for the room near the front desk, the beds were very big and comfortable. the WIFI was great and accessible in all areas of the hotel.

The staff were all friendly. There is a restaurant and cocktail lounge in the hotel which is convenient.
There were dirty linens left in the room from the previous guests. The bathroom wasn’t cleaned and the duvet on one of the beds had writing on it. The cups and spoons left in the room were highly questionable. And housekeeping left half of a roll of toilet paper in the room and no spare rolls. It appeared that our room was partially cleaned and set up.

Wonderful
Location was excellent. Right at the Bus Stop which pleased me. I had a hire car, but it was much, much easier less stressful and cheaper than driving and parking. Parking at the Hotel was also a bonus. The fact that they had a Restaurant for Breakfast, Lunch and Dinner, plus a Bar, made it great at any time.Room was clean, and well stocked.
The only negatives for me were, the lack of choice from the dinner menu. I actually had the same meal three nights in a row, and I changed it on the last night. And the only other thing, which is minor but annoyed me, there is an OPTIONAL 10% tip, which makes it onto your total every time, and not a word is mentioned. The only way you know is if you get a receipt. I didn't mind paying it, it was that I wasn't told about it that annoyed me. I never mentioned it.

Wonderful
The staff was exceptional I asked for a recommendation on a nail salon and the staff gave me a great place to go with directions on how to get there. I would stay here again as they are right on the bus line.
Finding your room was difficult as the layout was unusual.

Wonderful
We chose this hotel for the straight shot to the Edinburgh Tattoo. You can take one bus all the way to Prince's Street. The staff was helpful and the hotel nice and comfortable. It was also airy with huge windows. Compared to the rest of Edinburgh, it was a good value. The bath was a nice plus

Disappointing
The staff was friendly and very accommodating
No A/C. Mold in bathroom. No cold water in bathroom sink makes it hard to wash hands or brush teeth. Room very small. Hotel is old and needs to be updated. Was told this was a boutique hotel which it is not. Far from town center. Overall very overrated for the price.

Nothing this place was awful. The room was like a closet tiny.
No air conditioning is very hot.
They bought me a fan.
I believe that because I used Booking.com , I was treated poorly.
I told the front desk. The manager gave an email.
The place to far from where I needed to be. I have been traveling to Edinburgh each year since 2013. I have never had a bad experience until now.
