The hotel met my expectations 100%. We were a group of three friends and managed to book a room with three separate beds. The room was quite small, but the beds were very comfortable and the bathroom was clean. It had a bathtub, a sink, and a sufficient number of towels. There was also a hairdryer in the room.
Since we spent the whole days exploring Edinburgh and only returned to the hotel to sleep, it was perfectly sufficient for our needs. The hotel has a swimming pool and a very well-equipped gym. Breakfasts were available for purchase — tasty and offering a wide variety of food.
The reception staff was helpful. The hotel is within walking distance of Portobello Beach — about a 10–15-minute walk at a leisurely pace.
Given its distance from the city centre, the price was absolutely reasonable.
There’s a bus stop right by the hotel, with buses to the city centre running every 15 minutes and the ride taking around 20 minutes.
If we come back, I would definitely stay here again and I recommend it to everyone.

Comfortable and quiet room. Friendliness of staff..Quality of food. Public transport into Edinburgh, but used Uber which arrived quickly.
Cleaning policy. Towels not replaced after 3 days and bins not emptied. Towels given once requested.

The spa pool seemed to close very early for a weekend. Also being the weekend, it was fairly noisy well into the evening!

Good location for what we needed, short taxi ride into the city centre. Staff very friendly. Really enjoyed the Indian menu in the restaurant and 20% off for hotel guests.
Our room wasn’t serviced at all over a 3 night stay, even after requesting which is unfortunate. Breakfast is quite expensive at £16-18 per person.

All the staff were very friendly and helpful.
The location was very good for a walk along the beach
This hotel is very dated, it really needs a good refurbishment.
Rooms were dusty and didnt feel clean.
