Old style building and friendly staff
Poor water pressure, bit run down, no lift, breakfast was average quality and they kept running out of things and we had to ask them to replace the produce. No English breakfast or early grey tea, only some no brand black tea.

The building is beauriful on the outside and location was perfect for us. One receptioist was friendly and very helpful.
The hotel is in a rundown state and in need of total refurbishment. The self service breakfast was atrocious with very poor quality food. Unset sticky tables with old chairs - peeling leather and staff were indifferent.The price was outragious - €980 for three nights! We heard many complaints from other visitors.

The hotel was in a fantastic location with beautiful views. Everything was clean and well maintained. The staff were very friendly and polite, and the food was delicious. We really enjoyed our stay and would definitely recommend this hotel.

Location near bus stop that goes into centre of Edinburgh
Don’t know where to start. Rooms were not clean. Detritus on the roofs and in park of the car park when you looked out the window. Restaurant closed at 6pm which was not mentioned at time of booking. Fire alarm was meant to have gone off but none of our party heard any siren which was concerning. Paid over £1000 for three room for one night. Complained to hotel, told to complain through booking.com. Whilst complaint was acknowledged no refund even partially was forthcoming.

Hotel and rooms all clean. Breakfast is fab. Ideal location for a trip to visit Edinburgh which is just 10-15minutes away via bus

Wonderful
Location is ideal for city and being on the A702 ideal if you want to venture beyond. The iconic hotel mention ed in the prime of miss jean Brodie novel is special. The staff teams seem happy to be at work and interact with warmth.
Lack of a lift. People with mobility issues should be aware. Also if on foot the hotel is located on a steep hill...albeit you then can enjoy the vistas.

Disappointing
Room was tiny & extremely hot, had to have a fan running all the time we were in the room. Television didn’t work, girls on reception couldn’t have done enough, however maintenance were called he came out reset & said this would fix the issue, he said he would hang around to make sure it was ok, by the time we went back to reception he was gone & that was it.

A lovely looking building with some nice period features.
The room was tired, flaking patches on the headboards, peeling paint on the doors. Mismatched furniture which had seen better days.The sink was missing a plug and there was hair in the bathtub.

Most of the staff were friendly
The property was very run down. Furniture, walls and paintwork shabby and peeling. Breakfast limited selection of diet yogurt, fruit was from frozen apart from melon.

Such a lovely spot with amazing views.
Staff lovely and friendly.
We’ve been coming as a family for many years.
It’s quite tired now…. A bit musty and old.
Really needs a decent facelift.
