Booked this bc I needed one cheap night at the end of my trip, knew it’d be kinda crappy based on reviews, and it was. As others have said, it’s as though they’ve been told not to help with luggage. I’m young and strong so it was fine but I saw some older people struggling and helped them myself. Bed was pretty crappy. Room not cleaned: stained duvet, trash in the bathroom.

Comfortable beds, accommodating staff, delicious breakfast, most excellent view of Edinburgh from room 308.
No air conditioning (which was fine), but the staff had the heat on. It was intolerably stuffy and warm in the rooms (esp after dragging all our luggage up to the third floor). There is no elevator / lift, could be a challenge for anyone disabled. They did provide a fan which was a great help. Bathroom was very cramped.

Fabulous views from the hotel.
Staff were friendly and helpful. Although hotel is old, the room was comfortable and had been updated.
Bus stop very close to hotel which was handy.
I had room only arrangement but had dinner one evening which was delicious!
Noise from room next door possibly because of an interconnecting door. Traffic noise from the road. Luckily I wore earplugs so slept well.

Disappointing
Hotel adhered to request for ground floor room (as no elevators and generally no help is offered with bags).
I booked this property for my parents who were coming to visit me in Edinburgh and this is their review:
Our check-in experience was smooth and straightforward. However, I was disappointed with a later interaction with the reception staff.
When I approached the desk a second time to ask if any insect repellent was available (after a moth entered our room, likely due to briefly opening the window to cool the room, which had no fly screens), I was first asked—quite rudely—to wait while the receptionist continued working on something behind the counter, without any acknowledgement or courtesy.
When I was finally attended to, instead of offering assistance, I was told dismissively that “in the UK we don’t have insects.” The tone and manner of this remark felt inappropriate and carried an uncomfortable undertone that came across as dismissive toward people from outside the UK.
This interaction felt unprofessional and unwelcoming. I hope the hotel takes this feedback seriously, both in terms of staff training on respectful communication and in addressing practical issues like the lack of fly screens in rooms.

Exterior and views were fine, I think the surrounding area would have been nice to explore if others in my group had been more interested in local culture than getting back to the tourist hell of the downtown area!
Their vacuum cleaners seem to be in need of repair or replacement. Dirty carpets throughout, mattress pads too small to properly cover beds, in the first room we were assigned there was dog hair COMPLETELY covering the mattress itself, under the pad, Hairs all over the pillows underneath pillowcases. Beds extremely.beaten down and uncomfortable. Pillows old, flat, need replaced or added to. Not a place I would recommend or ever stay again.

It was clean and the breakfast was delicious. The location was a little ways out of town, but there was easy access to public transportation to get where you need. The view was great, a view over outskirts of the city. The staff was friendly and accommodating.
The amount of stairs was a bit of a knock out, but it was great preparation for the city!

Great breakfast. Dinner was good too. The staff was generally responsive.
Some staff struggled to understand English. Our room's heater didn't work so they gave us an electric space heater. We noticed several adjacent rooms also had the space heaters. The location is just okay - it's a healthy walk to shopping or restaurants, or a bus ride.

Friendly staff at the front desk, serviceminded and helpful. Overall impression of the hotel was good.
The breakfast was a disappointment. Our first morning there was no fresh fruit for example.
The staff at breakfast was eager to tidy the restaurant all though it was 15 minutes left of the opening hours. They did not make us feel welcome, but rushed us to finish and get out of their way.

Lovely staff, warm welcome, nice atmosphere clean room, comfortable beds nice bathroom, nice view and a quiet night's sleep.Great location for us as close to family in Morningside.
Good value . We will definitely be returning as this offered everything we need when visiting family.
We liked most aspects of this hotel. The decor is a bit tired in places , but that's not enough to put us off returning.

For the price, good value and some staff very helpful. Confortable room.
This used to be one of Edinburgh's premier hotels but you get the feeling that the existing operators are reluctant to invest. Sadly it comes across as being tired and in need of upgrading. Some staff were excellent but the place seems understaffed and thus under pressure.
