The location and old structure of the building
There is no lift and since i was with my family and there were 3 big suitcases, I had to carry myself until the last room from reception. There was no help as other part of world, the help is always provided. The non availability of Lifts is only drawback in this hotel otherwise, it is 10/10

Visited this hotel many times down the years. My go to hotel when visiting Edinburgh. Ideal if you are driving up from the Scottish borders.
We were not given a room in the main building but the side building.

The staff were very friendly and helpful. We had a meal in the restaurant at night which was very tasty. Breakfast was buffet style plenty of choice, really set you up for a day of sightseeing. Great location, bus stop just on next road bus every 15 minutes. Will definitely stay again.

Excellent value for money. Super friendly staff. Every room clean was good. The bar and breakfast rooms are very nice and have a cozy atmosphere and also the reception area including the fabulous Magnus. It was possible to sit in a comfy chair and enjoy the evenings. The location to the bus stop for the city is perfect & the bus connection is ideal. For couples the ambience is nice and cozy. We were super satisfied. The hotel has real character.
There is nothing that we can really complain about but a small dislike would be the rattling window and frame in the room when it was windy outside. Maybe this could be adjusted for a better sleep :)

Good location.
Bedroom located in annexe was dated with constant noise from roof area all night. Issue with radiator which took ages to cool down. Poorly lit entrance with door difficult to open/close.

The hotel was very nice, but in parts a little tired. The buffet breakfast was nice. The dinner menu looked nice, but unfortunately we didn't get the chance to sample. The walk into town was really nice, very nice area. I would recommend the bus back up the hill. I didn't see a lift in the hotel, maybe some one could verify if there is one. Overall very plesent stay.
I can honestly say there wasn't much to dislike. The hotel as a very relaxing atmosphere. The room we stayed in could do with a little upgrade, it seemed a little plain, for some reason all the pictures had been taken from the walls. A little colour in the room would of been nice, but that's just my opinion.

Rooms very comfortable,clean, they are pet friendly and the staff is super nice and professional. The hotel is close to the city centre -20 min with the bus and the buss stop is super close to the property. Parking is free and they have parking spaces, lovely little garden next to the overflow parking spaces.
Nothing just a little heads up, they don’t have an elevator and they do have rooms on the 3rd floor.

The hotel is beautiful from the outside and very nice from the moment you walk inside. The bus stop for the number 11 into town is very easy and literally outside the hotel.
Staff are lovely.
Rooms were clean and the bed was extremely comfortable.
24 hour reception is appreciated
Breakfast buffet was good as well, we went at 7:30 so food was fresh. Potato scones are now on my radar as well as they was tasty.

Kind and friendly stuff, beautiful old building.
The breakfast was great.
It can be really easily reached by bus. Small kitchen part in the room was great.
Cold rooms, heating half-worked. Freezing cold bathroom.
We arrived with family. We asked for rooms next to each other, unfortunately cannot be completed.
