Wonderful
Bed was extremely comfortable and the room was clean and large! Breakfast was very good ... but please fix or replace the poor toast machine, it sounds like it is about to die. Staff are very friendly and genuinely look like they are happy to be there. Check in and out is simple. Plenty of parking, which is a premium in this area!
A little bit of traffic noise in the room, but after about 10pm and before 6am it was quiet.

My experience staying in this hotel has been amazing. Infact, the best feedback I can give from my side is for them to know that if I visit Edinburgh again, I will be booking my stay in the same place.
A little more variety in the breakfast menu would make it more good. Even though its not something I didn’t like. It’s just a feedback.

Whilst not directly in the city centre access via the number 11 bus is excellent. We had booked a twin room however were very pleasantly surprised to find ourselves in an almost maisonette style room with 2 separate bedrooms and a private patio! Staff as always polite, friendly and professional especially when I left my watch behind in error after checkout!

Not much
The decor and rooms are very dated and thread bare in need of replacement. The bedding felt very old and musty and flat. The staff were not very attentive or trained. The food was very average. There was no maid service during our stay without any explanation. The Hotel is very overpriced for it's condition and facilities.

Nice large ensuite room with a proper sink in a recess at worktop level with kettle. Supplementary heating. Regular buses to Edinburgh centre. Morningside walkable. Peaceful. Didn't have breakfast but did lunch and it was good. Lovely bar and welcoming lounge.
Two young men welcomed me at reception. I was a 66 year old female lone traveller. My room was on top floor. No lift, lots of stairs but no help to carry luggage was offered

Loved EVERYTHING! Sensational location to catch the #11 bus (one every 13 minutes) just outside the hotel; buy a £5 Day Ticket per person, then change to the #23 at Home St; and be dropped off right near the top end of The Royal Mile!
Nothing! Be prepared to carry your bags up several flights of stairs...but the views are worth it!

The bus drops u off on a street and the bottom of a huge flight of stairs. I don't know why noone else mentions this. The room was on the ground floor but still had stairs to go up and also it was through a conference area where functions were taking place!!! Noone will help you with ur bag!!! No lifts. Old stale musty carpet. Manky room. Outdated furniture. Cold room. Mold everywhere. No fridge. No water provided. Horrible bfast.
