The shampoo and soaps were lovely, the lady at reception gave me a fan which was great because the room was so hot.
The wallpaper in the room and bathroom were peeling, the headboard and bed was also peeling and scratched. There were cobwebs in the bathroom. Breakfast was SUPER AWKWARD as we had to share a table with a group of strangers and it was hot and uncomfortable. We were here for a tennis tournament and just wanted breakfast and a comfortable bed so it worked fine, a lot of money to spend for 'fine'.
The heater was on in the bar (which was lovely), bizarre. Beautiful old building but it was uphill getting there from the bus stop with heavy bags up the stairs to the hotel and then again up the stairs (no lift) to our room.

Good location not far from centre of Edinburgh with parking included.
Double room very small as was bathroom. Shower cubicle small and had to shut the bathroom door in order to open shower door.

The staff were friendly and restaurant food was excellent
There were no lifts and we were put on the third floor which was not good with a bad hip. The tv didn’t work, there was no refrigerator in the room and the room was very hot had to sleep with the windows open to try and cool it down. The wifi kept dropping out

Bed was ok, shower worked. Parking was ok, which is a godsend in Edinburgh. Breakfast was acceptable, though some items were poor quality. I feel that it was poor value for money. I only used it as a base for golfing.
Refurbished rooms look acceptable on the site. I didn't get one. Room was too small and very warm, lacked ventilation, provided a fan. Bathroom mirror light broken, and Bathroom floor tiles broken and uneven under foot. Hotel is shabby , caters for coach parties transiting to other parts. When I first arrived, no staff available despite my pre-check in. I had a realistic expectation of a 3 star, it didn't deliver.

It was a beautiful old building, comfortably appointed rooms with a lovely view. Buses into town stop right outside the property which made life
easy for us.
I hate to complain but the water pressure in the shower was like a trickle. I know the property is very old so I can excuse the problem.

Great location. Quiet residential area. Staff were all lovely. Cosy atmosphere. It was really clean. Nice bar and good lunch menu.
The room was incredibly hot despite mild outside temperatures.
Breakfast was expensive for what was on offer. Really poor coffee.
Could all do with a lick of paint. Bedroom door was warped so had to really bang it, disturbing others.
Hard to get luggage upstairs and no help offered. Saw several others, sometimes older people struggling.
Was overpriced for quality.

Relatively good location, nice surroundings, friendly staff, and good food available atthe hotel's restaurant.
The hotel's decoration and interior would certainly need refreshing, the windows in our room too, the breakfast was good, but the options were slightly limited, and globally the hotel's rooms were quite expensive, but it was still the best option given the outrageous prices of other hotels in Edinburgh
