Location
The room we got was terrible, wallpaper falling off the wall, I phoned a week earlier to order wine for my room as it was my wife's 60th birthday, it wasn't there,also it was very expensive for 1 night

Disappointing
Location was good ,very close to bus stops down some very steep steps.Breakfast was good and restaurant staff were very helpful
The room was small and awkward for two people
Walk in shower was small and difficult to use. It leaked onto bathroom floor as ther was only a curtain which smelt as if it hadn't been washed for a long time
From our room one had to go through the breakfast room to reach reception .The breakfast room was closed for most of the day .The choice then was going up one set of stairs and down another set of stairs or going outside and walking around to the front entrance as there is no lift
For elderly or infirm individuals this is ridiculous.

Comfy room, great staff , great breakfast. Great value. Good bar and restaurant. Restaurants and shops close by. Also parking on the property available free. This is a good place to stay, its boutique kind of hotel.
There are no lifts, but staff were extremely helpful with bags.

Hotel is in a great location with excellent bus links. Parking is handy and the bar is nice! We got an upgrade which was lovely but the room was maybe too big! We enjoyed the view!
The rooms could do with modernizing a bit but they are comfortable. Shower pressure wasn't amazing in our room. Our room had a TV in a very weird angle from the bed in tho left corner behind us. You cannot comfortably sit and watch it from the bed.

Fabulous views from the hotel.
Staff were friendly and helpful. Although hotel is old, the room was comfortable and had been updated.
Bus stop very close to hotel which was handy.
I had room only arrangement but had dinner one evening which was delicious!
Noise from room next door possibly because of an interconnecting door. Traffic noise from the road. Luckily I wore earplugs so slept well.

The place is very clean and well connected to public transport heading toward the city centre.
The view as soon as you arrive is truly impressive.
I definitely recommend this place to anyone who wants to stay in Edinburgh and prefers to avoid the more chaotic part of the city.
The only downside is that I was the third person in our group, and in the family room I slept on the sofa bed.
Unfortunately, the mattress was very thin and I didn’t sleep well.
It’s a pity, because apart from that the accommodation is really excellent!

No bedside reading lights only a very poor lamp which gave almost no light at all. No switch beside bed to turn off main light. Wallpaper peeling from wall in various places. Small things but for the price paid for 2 nights I would expect more.of a luxury feel rather than such a basic room and yes I know its Edinburgh and therefore more expensive than other cities but staying in a Premier Inn would have a more luxury feel!

Hotel adhered to request for ground floor room (as no elevators and generally no help is offered with bags).
I booked this property for my parents who were coming to visit me in Edinburgh and this is their review:
Our check-in experience was smooth and straightforward. However, I was disappointed with a later interaction with the reception staff.
When I approached the desk a second time to ask if any insect repellent was available (after a moth entered our room, likely due to briefly opening the window to cool the room, which had no fly screens), I was first asked—quite rudely—to wait while the receptionist continued working on something behind the counter, without any acknowledgement or courtesy.
When I was finally attended to, instead of offering assistance, I was told dismissively that “in the UK we don’t have insects.” The tone and manner of this remark felt inappropriate and carried an uncomfortable undertone that came across as dismissive toward people from outside the UK.
This interaction felt unprofessional and unwelcoming. I hope the hotel takes this feedback seriously, both in terms of staff training on respectful communication and in addressing practical issues like the lack of fly screens in rooms.

Exterior and views were fine, I think the surrounding area would have been nice to explore if others in my group had been more interested in local culture than getting back to the tourist hell of the downtown area!
Their vacuum cleaners seem to be in need of repair or replacement. Dirty carpets throughout, mattress pads too small to properly cover beds, in the first room we were assigned there was dog hair COMPLETELY covering the mattress itself, under the pad, Hairs all over the pillows underneath pillowcases. Beds extremely.beaten down and uncomfortable. Pillows old, flat, need replaced or added to. Not a place I would recommend or ever stay again.

Lovely clean and fresh bedding and towels, but that is where it ended, oh, except the staff, they were all lovely.
The breakfast was decent too.
The bedroom carped was like a warped old rag, the headboard had been 'repaired' with some nasty sticky back plastic, the bedside light shade had been completely broken off and was left balancing on the frame.
Also the shower trap was broken and just left in situ, so when it was moved an nasty screw was left exposed, right underfoot

It was clean and the breakfast was delicious. The location was a little ways out of town, but there was easy access to public transportation to get where you need. The view was great, a view over outskirts of the city. The staff was friendly and accommodating.
The amount of stairs was a bit of a knock out, but it was great preparation for the city!
