The hotel building has a lot of character and is conveniently located, with easy access to public transportation into the city.
It was my birthday, and I mentioned this in my booking request. Unfortunately, the hotel didn’t acknowledge it or make any special gesture, which was a little disappointing.

Comfy beds and friendly staff and well located on bus route 11 to get into the city. The hotel is located in a quiet part of the city.
The rooms was ok but a bit tired looking with a few issues (dripping shower, poor TV reception ). The room was also very warm. Hotels are very expensive in Edinburgh for what you get.

Excellent location . Bus stops right outside for a short ride to the city centre . Hotel in a nice quiet area . Very good breakfast . Lots of free onsite parking .

Disappointing
The situation.
We found the hotel poor value for money, and in our bedroom the ceiling leaked,, our bed got wet, and we required fresh bedding. Also we thought breakfast was poor., not much choice. Poor advert for Scotland.

Towels were lovely and clean Bedding was clean Breakfast was good
First room we were shown next door had no curtains and a rip through the blind so we were given room next door that still had no curtains but a darker coloured blind. Carpet was stained, bedside cabinets had poor repairs, shower had mould, walls badly marked and wall paper coming away, wardrobe had one door which had to be lifted to move, dress side of wardrobe had no rail, I had to remove cobwebs before hanging dresses inside, both bedside lampshades badly stained, sink plug did not work could fill it but not empty it and plug stuck down but it was repaired the same day I advised reception of the issue. Made a complaint to booking.com and not received any response, very dissapointed!

Friendly staff. The room was large and it had a separate bathroom. In-room facilities were good.
Navigating stair corridors with a suitcase was a bit tricky when there was a function on requiring guests to walk/detour "up and over" to reach some rooms.
