Good
The staff was polite and helpful. Free parking. Wonderful view. Bed and duvet was nice. The room was clean
The hotel is old and it shows. The interior is past its time and needs alot of work. Paint and wallpaper is peeling of, carpet was stained, furniture broken or in bad shape. The heated towel rail thermostat was missing. After all that said we still had a nice stay.

We drove so location had a car park. No 11 bus was down the steps and took us into Edinburgh. Bedroom had separate tea coffee area with sink. Modern bathroom. Room is a bit tired. Needs redecorating. Breakfast was fine -self service. Usual hot, cereal yogurt etc.
We changed rooms and both needed revamping.

Exceptionally helpful staff, both on reception and at breakfast.
High cost of room, but reflected the general cost of accommodation during peak festival time.

Fair
Had stayed before about 1.1/2 years ago. Location of hotel and there is plenty parking. Very handy for bus into city centre. Breakfast was decent.
This is a very tired hotel. Bathroom had mould around tap and bath area, the ceiling was coming down around the fan, and wallpaper also peeling from walls. Windows and window frames in room were filthy. Bed was quite hard, would benefit from a topper and the pillows were too flat/hard. The restaurant was closed on our first night at 4pm. Prices for a particular whisky was far, far overpriced.

Staff happy to help, parking very good.
Clear numbers for areas to room.
Lots of areas you cam sit, and relax.
Very clean
Tea coffee area lovely.
Coat hangers.
Great size of room.
Fresh bedding, towels x
Cushions very flat, soft.
No seal on shower door, so water went all over floor.
Ironing board was horrible, marked need replace.
Lamp shades seen better days.
Yellow chair, has had bleach markes, needs tlc...
Pillows flat. Sad face.

Disappointing
The hotel staff were welcoming and provided good service. The breakfast and dinner were very good. The food was fresh and well prepared. The hotel is charming and in a great location with a bus stop right outside the hotel.
The condition of our room was deplorable. The floor covering was old, worn and filthy. The vanity chair was tattered and filthy. The general condition of our room was extremely poor and unfit for occupancy.

Views were stunning
The restaurant staff were not very knowledgeable of the menu resulting in us ordering something that was not as described. Breakfast room was almost thrown together and out of step with the building.

Pleasant
Views from location great, getting there in Friday rush hour nit great. Breakfast basic. Bit cold/greasy serve yourself. Disappointing that we had to pay before eating (we knew it wasn't in our room rate, but do people really eat and run at breakfast?) Would have expected yo settle at reception on checkout. Disappointing that hotel bar not open to guests at 11.30pm. Beds very comfortable, decor dated, and curtains very precarious. Good big mugs for tea/coffee in the room, but 1 packet of biscuits for 3 guests not great.
