I liked how easy the public transport was to jump on a bus and get to city or station to go further
The bed, very hard, could possibly do with a mattress topper! By night 3, I didnt want to sleep in the bed again! Sorry! Also we were at rear of hotel and the door slamming, must of led to another car park.. woke me each morning early!

Loved staying in the old building. Loads of character.
Plenty of onsite parking, that was easy access to our room. This wasn't listed on the booking site and I only came back to it because I saw the parking in the photos.
Reception staff were excellent.
Didn't realise how far from city centre it was.
Some staff in the restaurant and dining areas were very standoffish, no welcome or greeting and almost grumpy at times.

Cheeky night receptionist chewing his gum and staring at you during the conversation ( we asked him to book a taxi).
2. Very limited choice of eggs for breakfast- only 1 or 2 or none of rubbery fried eggs available, whether you arrive at 7 am or 9 am: no omelette, scrambled or boiled eggs.
3. Rather abrupt Chinese staff in the canteen. One morning we entered the canteen at 9.40, and all the small tables had not been cleaned, so we sat at the large table. The waitress abruptly told us that we could not sit there and would have to leave the breakfast area by 10:00. While the guests are expected to arrive before 10:00, there has to be a notification stating that you need to leave the canteen precisely at 10:00. I responded to her that there are no clean tables left and she reluctantly cleaned one. More guests then came to have breakfast; yet, there were no rubbery eggs left, so we had to eat what was left: low-quality sugar-laden beans, bacon, and sausages.
4. One of the beds in our room was poorly designed, whereby despite being 5ft 2, I would hit my head every time I got out of bed, which was an accident waiting to happen.
5. There was no porter, and a tiny reception girl carried part of my luggage, while I had to carry the rest to the second floor myself, despite having severe asthma.

This was the 3rd time we have stayed here. We love the location just outside the city. The bus stop is in easy walking distance and you can be in the town center in 10 mins. Parking is free on site. Breakfast has lots of options and is a great start to the day. The hotel is an older building and decorations and furniture reflect that. The bathroom is newer. We will stay here again if we return to Edinburgh.
Not very many plug sockets so bring a multi port adaptor.

Location, friendly staff.
Being honest, for the price we paid i was expecting a lot more.
The entrance area is lovely and the staff were friendly and helpful.
But generally this hotel is of need of a serious upgrading.
Cosmetically everything feels worn out, from the decor in the rooms to the chairs in the restaurant.
In our room which was spacious it just felt really tatty and in need of some modification.

We loved the location with easy access to downtown. The staff and building were great, very clean facilities. The room was spacious and the bed was big and the view facing Edinburgh castle was amazing.

The non-city centre location.
Unquestionably the worst value hotel I've ever stayed in. Run down and dingy throughout, and charging a rate that's frankly delusional - I'm relieved that we were only there for a single night.
In our room, the cloudy old windows were full of condensation and rattled in any light breeze. There was only a single wardrobe door, no TV remote, and the nasty old headboard and mattress divan were both inexpertly covered with ancient and poorly applied sticky-backed plastic (yes, really) that was peeling off. The bed sheets did not fully cover the mattress, which is disgusting, particularly in a hotel that has the audacity to charge £180 per night.
Breakfast was unremarkable. A full cooked breakfast was available (apart from eggs for some reason), but it all had to be eaten from a small side plate.
There is a pervasive air of neglect throughout the whole property, with worn furnishings, carpets, and paintwork visible in both the rooms and all common areas of the hotel. The hotel requires a full refurbishment and as such, it's very overpriced.
There are many positive reviews of this place online that are obviously written by AI. I do wonder whether they may, perhaps, have been bought and paid for.

Traditional hotel in great location with wonderful views in outskirts of Edinburgh . Easy access to city centre. GOod for car drivers as close to ring road and plenty of free parking. Very large and comfortable room . Hotel has nice bar, restaurant and grounds

Bottom sheet on bed too small to tuck in.
Our room was very noisy due to constant banging on the window from loose tiles or wires or similar. Unable to sleep. Changed the next night to a much smaller room which was very shoddy but at least was quiet.
