Good breakfast
Accessibility very poor. No step free route from reception/restaurant/bar to bedrooms internally. Necessary to go outside hotel and approach from carpark entrance.
Offhand approach to problem by receptionist. Suggested we shouldn't have booked
No lifts in hotel for access to upper floors for anyone.

We had very heavy bags and our room was on the 3rd floor so without an elevator, it made it a little difficult to get up to our room.

The room was very clean but in need of upgrade & they need to rethink the position of the tv.
Dinner was very good. Breakfast not so good. Choice was poor.

Location was perfect. Easy to drive to from by pass. Free parking. On bus route to centre of Edinburgh.
Unfortunately no lift. But was given a room with fewest stairs to access.

Location was good for overnight stay on south side of Edinburgh. Staff were very welcoming. Accessible by public transport without need for a car.
Rather odd low height of chairs with tables in the restaurant. Bed and bedroom were ok, though had wrinkles in the carpet and loose curtains. TV was high up on the wall which used to be common in hotel bedrooms.

The hotel is dated and needs refurbishment. The bedrooms are basic but the bar area is comfortable and warm. The staff are nice.
It's a large building, brilliant location but lacks investment.

Exceptional
This beautiful Victorian hotel is situated just outside the city on a main bus route. It is an ideal place for a stopover in Edinburgh. The place is clean, spacious and retains that old world charm that so many places have lost. The staff were pleasant and efficient and the room was spacious and comfortable.
The hotel didn't have a lift and after a long drive, carrying a suitcase up two flights of stairs was a bit taxing.
