Very Good
Perfect stay in a beautiful historic building with an amazing view of the castle. The staff were incredibly friendly and helpful, and the breakfast was excellent with a lovely view. Highly recommended!
TV did not work for me, but staff sorted the problem fast.

I loved the aesthetics and vibes of the place, and the history was really cool. The breakfast was great too! I also enjoyed using the library in the evenings to get some work done.
It’s a me problem, not a property problem, but the air fresheners after a couple of days caused me to sneeze and develop some low grade allergies.

Beautiful building, with a library and lounge/ bar. Very grand stair case. Large breakfast room with a selection of continental and cooked food. The cooked breakfasts were very good.
Our room was 4th floor (attic) which wasn't a problem for me (although I couldn't see the lovely view of the castle through the velux windows), but was a little awkward for my 6 foot partner- he couldn't even sit up in bed. Having said that the room was nice, the bathroom a good size, the bed comfortable and was all very clean.

Cosy and huge rooms
They have been bought by the Bonham hotel nearby and will no longer take dogs. This is going to stop us from staying again. That’s a big shame.

Rooms were ok & quite comfortable. Location is decent on a nice road about 20 minutes walk from central area. Good breakfast. Lovely old building with some great period features.
It was impossible to see TV in room unless you sat at desk right in front of it. There was nobody on reception for about 15 minutes when we arrived & we had to wait until somebody arrived. Some modern features spoil overall feel & atmosphere eg neon lights in wood panelled bar area. Lift is painfully slow and there are a lot of stairs if you don’t use it.

Lovely historic building walking distance to the main hub of Edinburgh city. Friendly welcoming staff, warm,clean and cosy room with comfortable beds and great city views. Good breakfast options, to cater for all dietary requirements. All in all a great stay. Thank you!

Disappointing
The loacation is really excellent, very safe neighbourhood and close to points of interest. Front desk staff was very welcoming and caring. The house itself is beautiful and the bar and library are stunning.
The breakfast was not really acceptable. Staff was clearly overwhelmed, which is a management issue and not their personal fault. The buffet was not refilled, there were no baked goods at all, not even bread, available (empty plates). No cups were refilled to get coffee for about 30 minutes. It took ages until we were able to order. Then they brought us the wrong plates. Then our plates were brought to the wrong table. I got no bread at all with my full british breakfast. The tea (which to me, is pretty essential, no?) that I ordered was never brought over. I would have asked for it, but staff was never available although it was not that busy. The food quality overall was medium okay. The best came last: the table next to us was served a RAW sausage. I am really understanding about issues when there's a lot going on, but this simply cannot happen. It's a food safety violation. On its own, these issues would not have bothered me (except the raw sausage...), but all in all the breakfast was so bad that I cannot recommend the b&b to anyone.
Our room was in the basement, which was okay, but there were people smoking next to our window which you could smell.
The bathroom should have a shelf for toiletries.

The building was nice
The room was terrible there was no room temperature regulation. On top of that the shower had a fixed head the ceilings very low on the top of our head it was not comfortable for two guests
