Bed was comfortable and had a nice view but room was freezing, lift didn’t work for the first 24 hrs of my stay and I had the top floor plus the breakfast was poor on my first morning as they weren’t doing anything cooked just a small continental selection of cereals and bread.
Room was cold, lift wasn’t working, no water in the room and the water fountain was empty in the foyer. lack of bedside lightening in the room and breakfast was mediocre.

Beautiful hotel in a nice neighbourhood. The bed was comfortable and the room had a beautiful view.
The breakfast table was quite poor, with very few options available. Some furniture like the armchair in my room was worn out.

This was my second time here and I loved it again! The staff is great, you have a lot of options for (hot) breakfast and the room is nice and roomy. The view from the room was amazing, as I could see edinburgh castle in the distance and you can see Dean Village from the breakfast room. The area where B+B is in nice, close to the city centre, but very safe and quiet at night. Overall, I loved it and if I’m ever in the city again, I’ll probably stay here.
The elevator was out of service the second day I was there, so it was a bit of a walk up to the third floor, something to note for people who depend on the lift.

Nice room. Great location for me. Quiet but within walking distance to the centre. Good with social spaces.
Nice polite helpful staff.
I couldn’t open my window. Room got a bit hot over night. There was a fan but I prefer fresh air.

Good distance to the city, The receptionist went out of her way to help us change rooms as the original bathroom only had a waterfall shower.
Same key for the main front door as the room, surely a security issue meaning all the room doors are the same too? Don't think I would like to stay on my own there.
Breakfast was ok....just one person serving, asked for toast, got hot bread.
They seem better suited to coach parties than couples, but it's fine as it's quite central.
