Nice quiet clean neighborhood, close walk to New Town and restaurants, further (but walkable) to Old Town.
Beautifully preserved architectural details in the common spaces of building.
Very welcoming staff.
Rooms and entire hotel were very clean.
Enjoyed full Scottish breakfast in beautiful windowed breakfast room.

Location to waters of leith. LOVED the library. Staff (Caitlyn) was so nice!
The cabinets and furnishings were beat up and not high quality. Huge disparity in rooms for same price.

This is a truly beautiful old home, perfectly converted to use as B&B. The woodwork is stunning in the breakfast room. The library grand and comfortable. We appreciated the kindness of the staff.the breakfast was delicious and plentiful.we appreciated the location, in a less touristed part of city with magical views. Though the room was compact, the walk-in closet afforded plenty of space for clothing, luggage, shoes, etc. The spaces all seemed freshly renovated.
As noted, the room was quite compact. However, this was compensated many other ways

The location was fabulous! It was within walking distance of everything we wanted to see. The street was very quiet with a really pretty park across from the hotel. The bed was comfortable, and there were nice big bath towels. The lobby and dining room were gorgeous! The breakfast was very tasty, too!
There were only two outlets in the room, and they were under the desk. We had to crawl under there to plug/unplug the hair dryer, phone charger, etc. The room had amazing natural light through the windows during the day, but after dark, the only choices were a very weak overhead light and a tiny little bedside lamp that didn’t put out much light.

Staff is super friendly and helpful, cannot thank them enough
You can also use old library room to rest, read and have a drink from hotel bar.

The building is beautiful. The room fine. Location beautiful, as well as a great breakfast.
bed sheets were uncomfortable. Suggest better quality linens. The room was very hot. House keeping - remote control was filthy and we needed to clean it with some alcohol; shelves were dusty; soaps in the bathroom were not filled. No decaf coffee or tea in the room nor in the restaurant. I had nothing hot to drink. This would cost the hotel very little to provide decaf coffee and herbal teas.

The Check In process was very smooth and the staff very friendly and helpful.
The location was exactly what we wanted, which was to be at The Deans Village.
Each morning it was a breakfast with a view of the village and the food was fantastic.
Our room was right beside the elevator.

Location, close to Princes street.
Grand building in a pleasant area.
Room 7, third floor has a huge brown stain on the window blind and our bed sheets had a suspicious stain on also.
The milk that accompanied our pot of tea had gone off, it curdled when we poured it in our tea, the orange and apple juice tasted very watered down.
The cooked “Big breakfast’ would be considered small by any other B & B or hotel, it was served on a cold plate & it consisted of one cheap catering sausage, nearly one whole rasher of bacon, half a small grilled tomato and the smallest spoon of beans and mushrooms. We also got a small spoon of haggis that we didn’t ask for, it resembled lead musket ball shot.
From the ‘extras’ list, we tried a potato scone which was badly overcooked and like leather, I asked to try the Lorna square sausage, but that never arrived.
There was no toast on offer either, bizare!
I shower the waiter our curdled milk and discussed our disappointing breakfast, but nothing was done, not even fresh tea and milk was offered or the cheesy tea taken away.
As we checked out, my wife and I decided not to do what we normally do and say all was well, I let the duty manager on reception know about our room and breakfast issues, but there was no offer of financial recompense. Very disappointing as this used to be a great place to stay & have breakfast.

Nice big family room with a seating area. Very comfortable double bed. Excellent shower and decent tea/coffee. Great view.
The breakfast (included) was quite poor quality and relatively small portions compared to other places. Specifically- the products seemed to be fairly cheap e.g. poor quality sausage (I’d expect a really nice quality sausage in Scotland and for what we were paying), very small portion of beans and mushroom in the fry up. That said, the eggs Benedict I had the next day were nice.
