This small boutique hotel is simply beautiful with a lot of quaint charm. The location is perfect as it is close to the train station and within walking distance to many great locations. The large bathroom and luxurious tub was an added bonus!! I will for sure be staying here on my next visit to Edinburgh.

Good value - clean, tidy and recently renovated, good size rooms
The only downside - there is no elevator if you are carrying heavy luggage and struggle with stairs ask for a ground or lower level floor room.

I had a wonderful stay and would happily return.
The location is excellent and within easy walking distance of the main attractions, which made exploring Edinburgh very convenient.
The room was spacious and full of character. The building has a genuine historic atmosphere, and that is exactly what makes this place special. You really feel the history and charm of Edinburgh throughout the hotel.
The breakfast was absolutely delicious. The menu may not be huge, but everything was prepared to a very high standard and tasted fantastic.
The staff were incredibly friendly, welcoming and helpful throughout my stay.
The only drawback is that there is no lift. However, this is due to the age and character of the building, and in a way it is part of the experience rather than a real complaint.

EVERYTHING! The location was PERFECT! SO close to the bus station and a couple blocks to the train station. And we could easily walk to the Old Town for all the shops and restaurants. The staff were all so friendly and helpful too! Plus breakfast was delicious and plentiful and served quickly.

Nice clean room, larger than average and nicely decorated.
After the fire on the Princes street tram doesn't reach the hotel. One has to walk about 20 min from the last tram stop. It is 10 min walk from the bus stop.

Good breakfast. Nice location in that it was close to the train station, dining, shopping, etc. but still quiet at night.
We arrived early and needed to drop off our luggage. The lady at the front desk was on the phone (sounded like some kind of tech support) and barely acknowledged us. We waited at least 15 minutes literally standing three feet from her waiting to ask her about the luggage drop off. She should have called someone else to assist us or put the caller on hold. The rest of the staff was friendly and attentive during our stay.

Room was clean, comfortable and nicely appointed. Staff are EXCEPTIONAL—they offered to move us to a room on a lower floor because the number of stairs was difficult for me. Reception and breakfast staff were friendly, kind, and very helpful.
I was unprepared for a climb of 4 flights to a very small room on uppermost floor. The staff moved us lower after first night.

Friendly and accommodating people.
We had a great stay. The room was spacious, very clean and new. I would like to highlight especially people at the reception and housekeeping were very nice.
There was an issue with the internet connection at the time our stay however rhey offer alternative option which was good.

It was very comfortable and beautiful, with close proximity to everything. We were delighted when the staff offered to hold our bags before our room was ready and again after check out so we could have more time to enjoy the city unencumbered by our luggage.
We would like the option for a mini fridge to keep our food and drinks.
