We stayed at this hotel from 30–31 December with my mum. The price was very high, but given the time of the year and the city centre location, this was understandable. We liked the room interior and design, the quality bathroom toiletries and the central location close to the shopping centre, restaurants.The bed was comfortable. However, the room initially felt extremely cold due to very high ceilings and large space but it slightly warmed up once the heating was left on, however it still felt quite cold perhaps youcould offer the guests and additional electric heater as that 1 radiator may not be enough for such a big space. There is no on-site parking, but paid street parking is available nearby and is free in the evening.
Unfortunately, the breakfast was extremely disappointing. There was no proper buffet, only a very limited selection of muesli packs, juice containers empty, no water, only 2 pastries left and rotten bananas and some other fruit in their old says.There was no coffee machine, only French press coffee, which tasted rather unpleasant. The cooked breakfast was of very poor quality - the omlette / scarmbled eggs tasted artificial and smelly, the food smelled of old oil and other items seemed reheated not cooked freshly. Shortly after breakfast, my mum became nauseous and was physically sick, vomiting and dizzy. When this was mentioned at reception, there was no apology and no manager followed up.
We were also surprised when checking in to be required £100 deposit, which had not been clearly communicated in advance and it turns out the deposit is not refunded immediately only im the afternoon once the staff check the quality of the room meaning that due to Bank holiday and communication between banks you may not get the deposit back soon enough. The situation about the deposit added unnecessary stress, when my Mum was unwell and also during the festive period and that day being my birthday. A positive note is that ince we insisted the reception girl helped to check the room earlier, however it still caused a delay in the funds coming being. Also, a good things is that luggage storage was offered, and the waitress at breakfast was genuinely lovely and professional.
Overall, the hotel has a great location and nice design, but we would strongly recommend eating breakfast elsewhere. The food quality, variety and communication regarding deposits need significant improvement.

Great stay overall. Clean rooms, comfortable bed, and friendly staff. The location was close to the train and bus stations, the mall, and Princes Street. Everything was well organised. Would definitely stay again.

The staff was so lovely and helpful. The room was beautiful, warm, welcoming, and clean. Gorgeous view from my window. Check in was a breeze and they helped get my large suitcase up stairs.

Super location, beautiful interior, comfy beds, bedding and big room. Got a very nice view upon request, which was appreciated. Also great toiletries.
Walls were thin and the breakfast felt limited.

On checking in I was told my room was in another building 2 doors down. I was taken here and given my key, and told I was on the top floor. the man then left to go abck to reception. I went up the stairs (no lift) only to find that the key card didnt say the room number. I was walking trying my card on the doors until one worked.
at breakfast the next day my collegue ordered a tea but it was never brought out - it was on the bill but the staff removed it when we asked them to since we didnt have the tea.

The location of the property was close to the main market area which was the reason for our visit. The room was more like a suite in size and the breakfast was freshly cooked and very enjoyable.
The biggest let down of the stay was although the room and the bathroom were huge the noise from outside particularly in the bathroom was very loud. The main issue were the old sash windows again mainly in the bathroom which let in so much wind that they made the bathroom freezing cold regardless of the radiator. Our second evening was the most challenging due to tram work going on outside the bedroom window after midnight which I have video footage of if required. Also footage of the draught blowing the net curtain in the bathroom, needed to keep that door closed all of the time due to the cold.

The location was great for a visit to Edinburgh but the room - it was HUGE and beautiful. I wouldn't hesitate to stay there again.
The listing mentioned that there was limited, first-come-first-serve parking available. If this was the case, then I have no idea where it was. No worries though - St. James Quarter was the nicest parking facility I've ever come across in the UK.
