No lift in the hotel, stairs hard to climb and no handrail at the last part of the stairs when climbing from floor 1-
No refrigerator in the room
Minimal toiletries.
This hotel is classed 4 stars and as standars should have all the facilities of a 4 stars hotel.
The breakfast is very expensive and is requested to pay for every coffe, never had a continental breakfast where i had to pay for the coffe. The choice is very limited and arriving at 9 am there was hardly what to eat.

Great Location, large, very comfortable room. Lots of stairs to get there but worth it.
Inconsistent housekeeping standards for supplied amenities. I had to either go to main building or seek out the service person to get coffee, water. Not a big deal but an inconvenience and confusing.

The room was comfortable and clean and a good size. The bathroom was clean. The staff was very nice. We enjoyed the breakfast choices. The location just outside of Old Town was great. I think it's much quieter, and it was easier to visit the waterfront yacht from there via the tram.
Could use a safety handle in the bathtub for getting in and out. Very slippery. Do not understand how to use the towel heater, as we don't have those in America. Perhaps some instructions somewhere? But these were very small problems. Just curiosities.

Location:
It was just a 6-7 minutes walk from the Waverley station. Tram, bus and long distance trains are easily accessible.
Staff:
Very friendly, polite and helpful. They even gave the room before the official check-in time.
Room:
It was like a roof top penthouse suite but resembling an old town house. The view was absolutely stunning, you see all the landmarks of Edinburgh. Furniture and facilities were very neat and clean. Bathroom waz equipped with first class bath tub. Bed was comfortable and had enough size for couples. There is even equipment for ironing.
There is no elevator:
But it is to be expected, because it is a well-preserved old building.
Prevision of 100 pounds at check-in:
Altough they release it immediately after check-out, it would be a "better" way not to do so. I would have given 10/10, but had to crop one point because of this operation. Anyway, it is not a big problem :)

Beautiful rooms! We stayed in the basement and it was very quiet and comfortable with high end bath products. My mom and cousin were on the top floor with amazing view!
It didn’t have en elevator which my mom needed.

Room was traditional and beautiful, very clean, large, light and welcoming. Communal hall/ stairs decorated beautifully and traditionally. Breakfast was good...nicely cooked and in lovely surroundings. Matter with loose toilet seat attended to straight away when reported.. Fantastic location for art galleries and city. Complementary chocolates at the reception area.

It was a fun Victorian style property. My room had a gorgeous view of the city. The staff were excellent and kind. The location is prefect. The hotel is a 7-10 minute walk to Waverley or a 3-5 minute walk to the Edinburgh Bus Station. It’s easy to walk over to Old Town and the Royal Mile. If you prefer to stay out of the busy tourist areas, there is great food and bars just a short walk away.
I knew this before booking, but there is no elevator. I was okay with that, but just wanted to flag it for anyone that may have mobility issues. The walls were unfortunately very thin on the top floor. I could hear my neighbors TV and their conversations through the wall.

The hotel was very clean. The room was spacious considering it was for a single occupancy. The location is amazing and the staff were very nice and helpful. The breakfast was very good and everything was clean. I would definitely book it again if I come back to Edinburgh.
The single rooms were on the second floor and the hotel doesn’t have an elevator. However staff will help with luggage. Therefore, I recommend you book something in lower floors and contact the hotel about that. Unfortunately during my stay it was fully booked so I couldnt change rooms so I recommend you take that into consideration.

The staff was so lovely and helpful. The room was beautiful, warm, welcoming, and clean. Gorgeous view from my window. Check in was a breeze and they helped get my large suitcase up stairs.
