Location was perfect and rooms were nicely done up. Good breakfast
No lift and had to go up 2 floors every time. Our room 105 was way too hot even without heating turned on, must have been close to a boiler.

very nice hotel. Staff we extremely friendly.
we liked everything about this hotel apart from the lack of a lift as the stairs are very steep. This is not a criticism more of a fact as the hotel was built many years ago probably as a house.

Location is brilliant. 15 minutes walk to everywhere worth walking to.
The room was clean and very spacious. The supply of tea and coffee generous.

Comfortable room with large bathroom, shower over the bath. Breakfast was very good.
Fantastic location
Room was at the very top of the second building. Have to walk along the street to get to the room from the main foyer. Not really an issue. There were a lot of stairs up to the room so you need to be fit.

The hotel was very clean. The room was spacious considering it was for a single occupancy. The location is amazing and the staff were very nice and helpful. The breakfast was very good and everything was clean. I would definitely book it again if I come back to Edinburgh.
The single rooms were on the second floor and the hotel doesn’t have an elevator. However staff will help with luggage. Therefore, I recommend you book something in lower floors and contact the hotel about that. Unfortunately during my stay it was fully booked so I couldnt change rooms so I recommend you take that into consideration.

The location of this hotel was within easy reach for a city break of Edinburgh. It was a 5/10min walk of Princes Street and Waverley train station.
The bedroom was comfortable and everything clean with a nice en-suite with bath/shower. It was nice that it even had an electric toothbrush charger. The supplied shower toiletries were a nice premium item.
We booked with the option of breakfast, this had everything needed to set you up for the day. Cereal, juices, fresh pastries and coffee. The cooked options freshly cooked to order, the Full Scottish Breakfast was a monster, with everything you could think of. The breakfast roll was a brioche roll and very tasty.
The only downside we had with this hotel was the epic stairs to our room on the fourth floor. After a long day of walking around the city we did find the climb back to the room a bit much. But being at the top, we had great views and nobody next door to us. (And we always seem to be on an upper floor wherever we go, so it is a little joke we laugh about between us)
The water pressure of the shower wasn’t the best, the shower rose was big and the water was hot, it just took a while to wash off the shampoo. (This may have been due to being on the top floor)

Nice style and extremely comfortable bed. The heating kept the room at a nice warm temperature.
The only issue I had was a noise from people walking upstairs. I worked out that it was the sash windows moving when walking as I realised it happened in my room too. The first night the think the people upstairs just walked around A LOT. As the second night it happened less. Not sure there is much the hotel could do to fix it.
