The location was great! Clean room and great bathroom. Breakfast made to order - pleasant staff.
Room in the basement had almost no daylight - not very charming. The noice from the street was really bad; had to purchase earplugs after first night.

Hotel has a high standard of cleanliness, comfortable bed ,staff were very friendly, helpful and always spoke and gave a warm smile lovely to see in a morning.
My husband and I were more than happy to walk up stairs but perhaps it should say there are no lifts in this hotel just for anyone who find stairs hard going.Long life bread at breakfast was a bit of a let down .

The hotel's location is fantastic. Everything is close by! The room is large for Scotland and very cozy. The WiFi is fast and stable. The bathroom is comfortable, the towels are soft, and the bed is clean and comfortable. I highly recommend this hotel!

It was just a 6-7 minutes walk from the Waverley station. Tram, bus and long distance trains are easily accessible.
Staff:
Very friendly, polite and helpful. They even gave the room before the official check-in time.
Room:
It was like a roof top penthouse suite but resembling an old town house. The view was absolutely stunning, you see all the landmarks of Edinburgh. Furniture and facilities were very neat and clean. Bathroom waz equipped with first class bath tub. Bed was comfortable and had enough size for couples. There is even equipment for ironing.
There is no elevator:
But it is to be expected, because it is a well-preserved old building.
Prevision of 100 pounds at check-in:
Altough they release it immediately after check-out, it would be a "better" way not to do so. I would have given 10/10, but had to crop one point because of this operation. Anyway, it is not a big problem :)

The staff. Especially the person who checked us in. He was rude and a bit hostile. The lady at the checkout was lovely.

Lovely communally decorated parts. The bathroom was excellent. The range of teas/coffees were fine. Excellent range of toiletries. Very friendly staff.
The room was very boring in terms of its decoration and there was a small blood/coffee mark on my bedside locker.
Only one type of biscuit in the room which was poor.

Tram stops right outside. Short walk to the heart of Edinburgh. Like a boutique hotel - chique with nice decor plus chocolates for guests at reception! Ample sized room with a great bathroom. Well decorated throughout. Warm, comfortable and quiet. Excellent value for money too
All good, but be aware there is no elevator to the upper floors, so don't bring a big suitcase
