The staff member who welcomed us was excellent. Also he was up at 3.30am to ask someone to be quiet and turn off their tv.
The cleanliness was very questionable. Dust, dated mouldy bathroom.
Breakfast was dreadful. No pots of tea just a bag and hot water, same for coffee. No choice of bread, just white. No pastries, just Mr Kipling style rubbish. No cooked food at all!!! No choice of juice, just apple.

The location is really good, although not in center of old town, it has parking and easily walkable to center. The house is cozy and lovely, and the owner played Scottish music and talked about history daily in the evening.

Alan and staff were fantastic. They really make this feel like a b&b. The breakfast was lovely with lots of good options like cereal, cheese, mouseli, and biscuits. They also have Scottish music at night which was nice and you get to learn more about Edinburgh! This is a historic house which is a special experience and it means things are going to be a bit older. Not a negative but more for awareness. We loved having on site parking, seems to be rare. This place was an easy walk to many sight seeing options. Felt like a safe area.

Great location - about a 10 minute walk to the Royal Mile and great staff. Free parking too! They let us keep our car parked in the lot even though we checked out, which was very nice.

Friendly staff, parking on site, great location to go on foot to the city center. Shops and restaurants around the corners.
Exceptional well preserved house from 1760. Scottish music every night.
Noises from the bedroom floor above us but it's an old house.

Wonderful
The staff and proprietor were so welcoming, we arrived a bit early and were allowed to park our car and have breakfast even before our room was ready. Daily breakfast was filling and included homemade muffins and fruit. The evening music was magical and gave us great ideas of places to visit and the history of the area, not to mention the house itself.
The staff were working in the attic and left the stairs down in the hallway so that we had to squeeze past to get to our room.

Liked the area and the cleanliness.
We told them we would be late and they agreed on our time. We waited outside for 15 min before someone came to let us in. They were not friendly or apologetic. Room was not what we expected bed wise.

Location and onsite parking. The room size is big and has high ceilings.
The room is very dated and needs a thorough deep cleaning. The bed covers and the comforter smelled stale and could do with a wash and a dry in the sun. The towels were frayed and could do with a replacement. No shampoo in the toilet and the tub was too high and could pose a problem for people with mobility issues. An iron and hair dryer would be a good addition. The breakfast is best skipped as it has only cereal, toast and cheese/jams and some over ripe fruit. Only hot water is provided and instant coffee was supplied for breakfast, which was rather strange. Our room was on the upper floor of the side building and we invariably had to negotiate a high ladder to the attic- this was very unusual and was a hazard. The place has carpet in the rooms and the stairs- this also requires a good vacuum. The staff tries to do their best within the constraints. All in all, the place is not value for the amount charged.

The style, the etiquette, the fact there are Scottish music nights even though we didn’t attend them after all ?
Ran out of hot water and I’m not entirely sure the heating was working, but that’s it, overall amazing facility!
