I am a Architecture & Art lover from America who appreciates authentic 250 year old structures like this one. The garden out front is also authentic with the same time period. It is situated near the Canal & also within walking distance to the City Center.
The property is actually 2 adjoining buildings with gardens in front & rear. Side & front areas are available for guest parking. Gardens were ablaze with color during my visit in spite of cold rainy weather. My only critique of the breakfast service is that I prefer fresh brewed coffee instead of dry instant coffee crystals that were on offer with a individual pot of hot water.

A beautiful historic bed and breakfast, with a kind and caring staff, just about 15 minute walk from the Royal Mile. The breakfast was light and filling, and the nightly music was a delightful way to cap off the evening. It was exactly what we hoped for, the garden a delight to see. Would definately come back!
Only thing I could think of was the bathroom was pretty small, but it was cleverly tucked away in a wardrobe. Was still very clean and well maintained!

The staff and proprietor were so welcoming, we arrived a bit early and were allowed to park our car and have breakfast even before our room was ready. Daily breakfast was filling and included homemade muffins and fruit. The evening music was magical and gave us great ideas of places to visit and the history of the area, not to mention the house itself.
The staff were working in the attic and left the stairs down in the hallway so that we had to squeeze past to get to our room.

The musical tour of Scotland was a highlight and the perfect start to our stay. The owners/staff were a delight to deal with as well. Breakfast was very good and the dining room was pleasant. Our room (in the back of the house) was exceptionally quiet and the flower garden outside was beautiful.
Pillows were a little hard.

Averon Guest House is a historic, traditional home that has been converted into a guest house. The location is excellent — we were able to walk to most of the places we wanted to visit, and we really appreciated the quiet street it’s located on. The room was a decent size by UK standards, and we found the old-fashioned décor quite charming. The staff were lovely and always welcoming with a smile. Breakfast is fairly basic, but perfectly adequate to start the day. The free parking at the guest house was a great bonus and a rare find in Edinburgh, which made our stay even more convenient.
One area for improvement would be the comfort of the beds, and especially the pillows. The pillows were extremely thin and could definitely be replaced with more supportive ones, which would significantly improve the overall comfort of the room.

Good location and we chose a 3 person en-suite which was nicely spacious for two. Room was quaint and bathroom was spacious. It was quiet.
I could not always shower when I wanted to because there sometimes was no hot water. Breakfast was exceptionally minimal and not worth getting up for. I arrived at 2 which was an hour after checkin and had to wait about an hour for my room.

The staff member who welcomed us was excellent. Also he was up at 3.30am to ask someone to be quiet and turn off their tv.
The cleanliness was very questionable. Dust, dated mouldy bathroom.
Breakfast was dreadful. No pots of tea just a bag and hot water, same for coffee. No choice of bread, just white. No pastries, just Mr Kipling style rubbish. No cooked food at all!!! No choice of juice, just apple.

The location is really good, although not in center of old town, it has parking and easily walkable to center. The house is cozy and lovely, and the owner played Scottish music and talked about history daily in the evening.

Alan and staff were fantastic. They really make this feel like a b&b. The breakfast was lovely with lots of good options like cereal, cheese, mouseli, and biscuits. They also have Scottish music at night which was nice and you get to learn more about Edinburgh! This is a historic house which is a special experience and it means things are going to be a bit older. Not a negative but more for awareness. We loved having on site parking, seems to be rare. This place was an easy walk to many sight seeing options. Felt like a safe area.
