Comfortable beds!
The showers are way too warm, even with the warning sign my friend burnt himself.
Also, very loud, you can hear everything that's going on in the other rooms

Facilities to make a drink.
Didn't get the room at all that we had paid for well in advance which was very new and modern contemporary. Instead we got a Bathroom with wooden accessories which were very out dated and worn out with loose fittings to the walls. Wallpaper very out dated and peeling off. The shower water flow was very low and no shower rail or shelf.So I couldn't really use it.Crack on shower floor tray. Light fitting on the bedroom ceiling hanging off. Wallpaper bubbled in some areas. Tight area by the sink no elbow space. Very loud extractor fan. Bathroom lighting dull not bright. Rusty door handle and lock but lock partly missing. Bed base mental bracket loose and bent at the ends and kept catching on my legs. Towels were not soft at all. Bathroom radiator didn't work. Dirty stained carpet. I struggled with pain for 3 days stay with the long flight of stairs due to my mobility issues hence booking a ground floor room which I never received. You ring the bell and wait a while . No customer service with a nice welcome at all. I asked if they wanted to see ID for my booking-the lady said NO. So I thought mm... anyone can claim to be you etc for security reasons? I explained that we had booked a ground floor room with a garden view because of my mobility issues but the lady was rude and not interested in speaking to me and she left. Breakfast was included in our booking yet there was NO Breakfast given in our 3 days stay. Some of the other guests would be at late and early hours very loud when slamming the doors and talking without considering the other guests. This is what we had after a 6 hrs drive getting here. A notice on the front door says free parking for 2 vehicles.Not true as you're lucky to get the only one parking space and that's in front of several big rubbish bins unless the space has been taken by another vehicle. Very disappointed and upset. I feel we clearly deserve to have a full refund back as we didn't get what we paid for etc.

A very nice property, about 30 minutes walk from the Royal Mile, however buses Regularly pass the property and will get you to the centre in 10 minutes

Lovely house and large room, well cleaned and easy to accommodate needs (leave luggage in the room before checkout, have alternatives for parking). A bit of a walk from the Southside but its still a good location into Old Town.
Would really benefit from having even a self-catering food option, particularly for breakfast. Beds were not the comfiest. Requested a cot and didnt get one on the day. All easy things to fix, however.

Pleasant
The 25 minute walk from old town was very nice. The beds were extremely comfortable and the room was spacious.
The bathroom door didnt latch and only one window opened so the room was quite stuffy. With daytime highs of 16c, I couldnt imagine staying there when its hot outside. The road is busy all night so having the window open is really loud but needed.
