Very Good
Nice location next to Craigmillar castle, and well connected with lots of bus options to go into the city centre.
However, not many shops nearby! (Means it's also pretty quiet so that's nice).
A nice continental breakfast offered 8-9am.
Lovely staff (although they did rush 30 minutes before checkout on the last day)
The bathroom in the quadruple room (room 4) was a bit small, and the toilet seat lid was a bit wonky.
Beds were OK but a bit noisy/squeaky which can become uncomfortable when sharing if someone moves around a lot in their sleep.

Very Poor
Location , continental Breakfast. And staff service.
The exterior appearance needs an upgrade with paint. The public area decor and carpets all need replacing and painting. Room 2 decor is appalling as is the carpet,after one night we changed rooms to Room 3 which was not much better . The showers and bathrooms were good .

The property was very easy to find, off road parking available with cctv.
None of this would stop me staying again, however,

Ok… so this is hard but honest. I walked in and the guest house has a smell and not a nice one. Floor boards creak. Stair Carpet is stained and threadbare. However the room .. bed was clean and fresh, shower room/toilet was fine, on site parking good. It sufficed for the night that I was there. No staff on site. Remotely managed
The smell at the entrance/stairs. The threadbare carpet on stairs. It really needs recarpeted. This will solve two problems.

Very Poor
Are you going to get the bus into Edinburgh with out taking the car, off road parking
The room was smelly with mould wallpaper, falling off all over. All disgusting. I’ve taken photographs if you’d like to see them, wish I took more photos off room, which we did ask to be move

Great value, it was lovely having 4 people sharing a room, ample tea, coffee and biscuits, met one member of staff in the morning who seemed lovely, we were all happy with our stay and would stay again.
Decor is tired and outdated, but this didn't bother us at all.
