The property is a good location and isn’t too bad of a price.
Whilst the reception area and pool areas have been renovated and on the face of it it looks a nice hotel, the rooms are sorely in need of renovation. I appreciate the property is an old and likely listed building so I will set aside the fact the windows have peeling paint and are blown/dirty, but there were also water stains on the ceilings, leaking showers, marked walls, poorly flushing toilets. For the overall rating of the hotel you might be tempted to book in for a ‘treat’ as we were thinking it seems decent value, but left a bit disappointed.

The staff were all very friendly and helpful. The location is a nice easy spot to get around the city.
The room, the bed, the bathroom, the use of pool, the view.
Wanted to treat my mother to a nice room to end our UK trip, unfortunately for the money we spent it was not worth it.

Liked the location of the hotel just 6 minutes walk from the train station. The girl at the reception was polite and friendly. The room was very nice. Loved the big bath my daughter had 2 baths she liked it that much

Location
The cushions had stains on them . Bath towel had a large stain on it ,had to use the hand towel .
The room was extremely small and walls paper thin for what I paid it was poor

Staff are lovely,nothing is too much trouble. Great location. Breakfast is fab.

The room was excellent as it was on the top floor and gave us the best views of Edinburgh, and was furthest away from the noise. The bathroom facilities were also great.
The central location of this place is also very handy.
I must also give my commendation to the excellent reception staff when we arrived much later than we should have (because of delays caused by the train we took) who were very helpful in telling how to get refreshment so late we arrived.
I wish there were more options when it came to the availability of food and drink from within the hotel itself. However, being so centrally located meant that there were other places to go outside.
