Friendly hotel with a relaxing atmosphere. Perfect location and exceptional breakfast.
Tea, coffee, etc. not replenished and a jug of milk in the fridge on arrival would have been appreciated especially in view of the price of the room.

The choice at breakfast was excellent and the location of the hotel was perfect for us as we were attending a show at the Playhouse Theatre nearby. The room was very clean and comfortable with good facilities supplied.

We were upgraded to a huge room with views of Calton Hill which was fabulous. The hotel itself was clean and quiet despite its age. The restaurant was a highlight for dinner.
The location was quite far from most attractions, but fine if you're willing to walk! Parking is not actually located at the hotel but down a hill in a secure car lot - not convenient for us as we had a big suitcase! The shower also could have been hotter.

Excellent staff. Beds comfortable. Room clean. Nice bar. Swimming pool and facilities very good. Great location.

Location is perfect for exploring Edinburgh on foot. It's also quiet and the spa plus pool area is a nice bonus

Great location. 5 minutes to most things. Staff were friendly and helpful. Place was mostly clean.
Bed was a bit hard for my liking. The grout in the bathrooms and leisure showers could do with a good clean and some of the tiles are cracked and paintwork scratched.

You can’t beat this location. The room was clean, comfortable, spacious and quiet.
It’s an awkward trek to some rooms involving lots of stairs as this is a very old building. Our room was great but showed some wear, specifically the glass shower door which sounded like it was going to break from the supporting wall. There were some minor cleanliness issues in the shower but overall the room and property were very clean. Our room was large but very sparsely furnished and decorated. A few pieces of art and maybe an additional chair would have made it more cozy.
