The people working there are absolutely wonderful!
Very affable and professional, nothing is too much trouble for them, from the reception staff to the bar staff, all amazing!
Unfortunately, the property is sub-par for many reasons.
The windows in the room don’t have double glazing and I got abruptly woken up very early in the morning by extremely loud noises of metal cages being dragged and banged around (I believe the delivery of towels and bedsheets was the culprit, but the people banging the cages around were not mindful of people potentially still sleeping at 6:30am).
Sound travels upwards so, despite being on the fourth floor, the noise was incredible.
My room was next door to an ugly utility room, also producing noises at inappropriate times.
The bed in the room was big and comfortable, however there was no pillow selection. All four pillows were the same, very soft, in fact my neck wasn’t happy at all the morning after.
Even some budget hotels have a soft, a medium and a firm pillow. But not here and, for £175 a night, I was expecting at least to have a good night of sleep, but I didn’t.
The room was very basic but clean, however it needs serious updating, starting for the very old smoke alarm that has become brown and the ugly metal bars in the bathroom which have clear signs of corrosion.
Last but not least, the outside patio could do with some ashtrays.
In two full days that I was there not once an ashtray was emptied or cleaned (and there were only two for the whole smoking area)
When I asked for a clean ashtray, neither the bar nor the reception staff said they had them and, despite that, no one bothered to come and collect the filthy ones and wash them up.
The staff were absolutely lovely and accommodating otherwise, but I wouldn’t come back for all the above reasons, not even if it were much cheaper.

The view and location, in my opinion, is the best you can get in Edinburgh. Breakfast was fantastic and so was the staff. The room was a dream, waking up to the castle view from bed.

Lacked air conditioning so room was stuffy at night. Theatre next door made room noisy if you opened the windows.

The location was great. The hotel is right on Grassmarket square, which has a lovely vibe with lots of restaurants and bars with their tables outside. All close to most Fringe venues. The pool and suana were great.

- The shouting outside our bedroom window 10pm until midnight. We watched hotel staff say something to the shouter but didn’t do enough to make them move away.
- Our room lights stopped working for 15 mins in the morning meaning we couldn’t use the bathroom to get ready. Staff sorted them out in the end but our schedule was impacted, which was frustrating.
-We couldn’t get in the restaurant as it was too over run. We were told it would be an hour to wait for food.

The hotel staff , facilities, restaurant absolutely lived up to expectations. The room was immaculate and the view was to die for . We had been at the Tattoo early show and watched all the light show from the evening show from our room . We only stayed one night , would I spend that much anywhere else - probably not . Would I spend the same again here - most definitely. Breathtaking. We shall book again .

family room but provision for only one suitcase! limited hanging/storage space. too many cushions/pillows cluttering up what space there was. bathroom poorly designed, dearth of mirrors, one hook for 4 people! bath difficult to access because shower screen blocked by basin. wash basin crazed and chipped and set too low

Location, size of room and bathroom. Location to Edinburgh Castle.
No air conditioning. Supplied fan, but had to sleep with window open to cool room. Noisy motor running in outdoor vent, 24/7. Cost of parking. 20 pounds a day is excessive.
