The view is oustanding. Overlooking The Grassmarket and a spectacular sight of Edinburgh Castle towering above.
Breakfast was a bit pricey at nearly £20 a head. Some of the furniture and such were a bit dated in the room.

On Arriving there was ample parking and easy to access. The man in reception that booked us in was just amazing and as he explained all, chatted to me and my lady, went out his way to tell us where to go if we were going out in the evening. He just made our first touch of the hotel feel personal, and caring. He set all off perfectly a breath of fresh air and his friendly nature, professional capability just was just outstanding. I work as a Quality Assurance Director and business auditor for investors groups and that one person impressed more than I have seen for many years. The facilities, room, position and staff were all very good and we will be back soon. Even the young lad who was cleaning the rooms and we met him in the lift was helpful, chatty. Great job hotel.
Nothing to be honest it was all very good. Room amazing and view from the room just perfect. I have stayed with this hotel many times and each time the service and hotel have improved from good to perfect.

I had assumed the breakfast was included in my daily rate. Because it wasn’t I only had breakfast once. The breakfast was excellent.
The ‘complementary’ tea & coffee tray was terrible. It was exactly the same items that had been available to patrons 20 years ago. By now there should a coffee pod machine in all rooms, tea pots and a small carton of milk, without having to pay an excess.
There was one chair, apart from an office chair. The chair was small and uncomfortable to sit in for any length of time.

Spacious Room, Location, View, Facilities…Efficient, caring and friendly staff.
This may be petty, but two medium glasses of house red wine with dinner, in the dining room, was more expensive than two large glasses of house red in the bar. Couldn’t quite understand that, and in addition, a service charge was placed on top of the two medium house red with dinner…this was kindly removed on request…but a bill on check out for £32.50 for the two medium glasses of house red wine is, to my mind, excessive.

The breafast was plentiful and freshly prepared. The staf were extremely helpful, explaining all the facilities, quickly responding to all our requests. The location was ideal for our first trip to Edinburgh.

The room temperature was too warm unable to control even when radiator was turned off. Horrible shower structure, water goes everywhere. The room smelled.

The cost £279 per night room only. The room really wasn’t good enough to justify that. The heat. The room was hot as hell. Could open the windows to allow air in without inviting in the chaos from the street below
