breakfast as OK again, and location is still superb/
this was a second stay after 2 weeks, and we were rather disappointed by the size of our room this time which hardly allowed our 2 suitcases to be stored, and we had a smaller bed/the lack of airco (for a 4star hotel we thought this was standard) was really a pity, only a ventilator and open windows at night were not sufficient to reduce the hot temperature in the small sized room (but we do realise that temperatures around 25°C are not all that common in Edinburgh)/bathroom could do with some amendments

Disappointing
The location of the hotel was good and the view was beautiful. The beds were comfortable too.
This is not a four star hotel and I don’t understand how the ratings are so high on this website. The rooms are not as roomy as the photos show and they are dingy. In fact, the whole hotel is dingy. There were stains on the decorative pillows in the room, the curtains (looked like blood) and the carpet was in desperate need of replacing. The lobby was dingy and dark, the bar/reception area had gross looking couches and even the outdoor area had dead bushes and furniture that looked like it was used. It did have pieces from IKEA for decor. There was mold in the shower as well. The room also did not have AC, but that’s my fault for not noticing ahead of time. However, it made the nights very uncomfortable. There are at least 15 steps up to the place where the elevators are and there’s no one to help you. There’s no door man. The area the hotel is in is lively and fun, but it’s also right near a rundown area and the other apex hotel a few feet away had graffiti on it. Having a person at the door should be something that’s prioritized seeing as how centrally located this is to a lot of different spaces. It just was not the quality I was expecting for the price. It cost over $1000 for two nights. It should at least be well kept.

Location was excellent, right in the middle of the Grassmarket.
I had paid extra for a room with the view of Edinburgh Castle which was amazing, just a suggestion, the room had space outside for a balcony, that would have been the icing on the cake, to have a room with a view of the Castle with a balcony.

Room was hot with only a fan to cool. We had a cracked toilet pan and flush was useless. Due to location can be quite noisy at night.

Jimmy, a bartender/waiter, who was professional, engaging and fun to talk to about books, authors & travel. [& decent caesar salad on the menu!] The front desk staff, who were very helpful in dealing with a broken pool entrance door lock and who ordered taxis. View of castle from our room. Pool! The fan that was in our room [since there was a heat streak, so having a fan helped massively with air circulation: can imagine hotel needing to put 2 fans in each room over the summer if unprecedented heat continues]. [Downstairs lobby was cool.] Watching kids, as parents checked in, play with the beaded curtain between reception and lounge: very creative adventures they were making up!
I thought the hotel itself would have spa services [given signage down to pool], but it didn't. And walking from the train station, at first confused about which property this was, since sister property close by.

Very central location and really friendly staff.
The hotel was incredibly hot, heating was up full blast and unnecessarily hot. Making it uncomfortable. We had a disabled room for some reason and the shower had no curtain which left the floor of the bathroom wet and slippery after showering.

Bathroom sink was unusually low. Tub/shower basin was unusually high. The inner sides of the tub were oddly sloped leaving very little room for comfortably/safely standing in the shower.

Location was fantastic and within walking distance of the magic mile, the castle and lots of pubs and restaurants. Bedroom was spacious and well laid out. Easy access to free water to refill bottles. Included breakfast was very good with a solid buffet and was not crowded. The bar was a great place to watch some late WC matches.
While the room was spacious, there was no A/C which made it quite warm even though it was only 50-60F outside. There was a tabletop fan in the closet which helped a little at night but I still needed to throw off the covers at times. The lack of air circulation most certainly contributed to some mold under the caulking around the shower. It wasn't bad enough to switch rooms but I know another guest did switch for this reason. In the end, it didn't take away from our stay in Edinburgh but the property needs to fix some of these issues for the price being charged.

The location, beds, spacious rooms, staff and included breakfast were amazing.
At times it was difficult to control the temperature in the room. There is no air conditioning and opening the windows let in much outside noise.

Still a tight fit for a family of 4 (2 teens) in a double room. A bigger fan on a warmer than normal day would be nice as well.

Restaurant was closed on two evenings of our stay due to staff shortages. We were lucky as there are lots of lovely restaurants in that area.
