The cleanliness of the hotel was far below acceptable standards. The rooms, common areas, and facilities were noticeably dirty and had an unpleasant smell throughout. unavailability of air conditioning made the stay extremely uncomfortable.

Beds were extremely comfortable and the room was spacious. Staff were very helpful and friendly. Pool and gym facilities were clean and pleasant to use. Great location in the city centre
Bath was unfortunately dirty when we arrived with rust in the basin and the plug didn’t seal meaning when we ran a bath the water did not stay in the tub.
We also paid a lot of money to stay and were placed in a room directly overlooking the very busy, extremely loud bar area for edinburgh fringe which was noisy from very early in the morning all day until 1am every night of our stay, unless we closed the windows but then the room was too hot. We appreciate it’s a busy time to go and have nothing against the festival itself (in fact that’s why we were in the city) but I did not feel for the price we paid for our room we should have had to put up with that, it was our impression there were other rooms free in the hotel so am not sure why they would put anyone in that room at this particular time of year if they didn’t have to.

Had an accessible room which was a great size .
The property was so hot during our stay. A fan was provided but did little to help. Even though this was Edinburgh the hotel will have to tackle this as was very uncomfortable.Also I have a disability scooter and nowhere did it mention steps.( to reception. breakfast, and bar.)

The location in the Grassmarket area was excellent.
It was very expensive. There was no air conditioning in the rooms or throughout the hotel, so was very hot. We needed our windows open and therefore it was extremely noisy at 6 am when the bins were being collected.

Very clean! Great location and staff were very helpful and friendly.
We stayed during the fringe festival so hard to answer the value for money question, however, the location and cleanliness exceeded expectations.

Great location! Nice rooms. Front desk staff was very nice, polite, and welcoming.
Getting in the tub/shower could be difficult as no grab bar and to step over the tub was higher than normal .

The staff are definitely 5 stars! We left glasses in the room, the reception team helped us sending back the glasses, it is the most busiest time in Edinburgh, so sorry to trouble them, really appreciate the help from reception team: Ethan, Jen and Sara.
