The location was excellent, also the food in the restaurant was a suprise the staff and the quality was fantastic.
No Aircon in the room, it was very warm even with the fan on and the room only had one window. I also paid for late check out but the key card stopped working at 11am. nearly forgot the shower tray was not draining properly which was a bit of a problem with 3 people sharing.

The windows opened & we loved having some fresh air.
Room was good-sized & bed was comfy. Overpriced, but then the dollar /pound rate sucked when we were there.
We are not breakfast eaters so can't comment on the dining room.

Location was excellent, staff were so friendly, very comfortable rooms very good breakfast.
No restaurant or bar open in the evening, could be a bit of a delay at breakfast however that was due to the numbers hotel was full and staff did their very best. Cost was very high and I know it is the Fringe and Oasis were in town and it was the going rate etc but it was very very expensive given what I usually pay for good hotels at least twice the price

Location is excellent, room very nice. Supply of filtered water on the floor was very useful. Overall a very nice hotel.
Breakfast area was very narrow and people walking past to get to the buffet could be troublesome, perhaps we sat in the wrong area. Breakfast was normal buffet style, nothing special for such an expensive hotel. As it was Edinburgh Festival time, perhaps this explains the price which was top end.

The location is very centrally located. I was concerned with noise due to the proximity, but it was not an issue. The staff were kind and the rooms were bigger than expected. Overall, the experience was good.
The value for the stay is mixed. We paid a premium due to the timing as Oasis and the Fringe festival were in town. This was booked 6-8 months in advance. The hotel was nice, but I would not consider the value of the hotel was appropriate during normal times.

Room - ok bur no chair - tv signal was poor , but we were not there to watch tv
Beautiful bathroom but very poorly designed
1) the shower leaked - after a shower the bathroom floor was flooded. the water leaked out the shower door and ran under the sink.
2) Toilet roll holder was in the wrong place, when toilet seat lid was up it came against the toilet roll - why did anyone not notice this ??
3) heating - the room temp was set at 25c - we could not alter the temp - there were no instructions how to reset the temp.
4) The bar was not open on Saturday night. there was a note to go 100 yards down the street to the other hotel. i felt we were in the annex. The price we paid I was made feel like i was not important.

The hotel was lovely, very modern and clean. Great location in the heart of the grass market.
As wonderful as everything was, the price was eye watering. We came up for the Oasis concert, and even though we booked almost a year in advance, there wasn't a great deal of choice. Add to that it's Fringe Festval and The Tattoo, rooms are scarce. However, we have a twin booked in New York in November for 6 nights, and it's only £200 more than the 2 nights in a twin we paid to be here.
