The property was clean and the staff were helpful and friendly whenever we needed anything. The location was perfect! Walkable to everything on the royal mile and easily accessible to surrounding areas. We will definitely stay here again next time we return!

The room was comfortable and clean. We asked for milk each morning for the coffee we made in the room and they brought it up very quick. The location was incredible.

Breakfast was superb. Had Scrambled eggs and Salmon on Toast both days. Staff at Breakfast were very busy, but very helpful and friendly. They deserve a pay rise. They are great.

Room itself was fine.
The location was further from the sites I needed to visit and from the train station. The dining facilities were not available. My room overlooked a very dirty adjacent roof and back alley parking lot. A grim lobby.
